Charlotte Edwards is an ‘accidental’ property developer, turning tragedy into triumph as she rebuilt a family development business in just 18 months, with no knowledge or experience, delivering the most profitable year since the business began 30 years ago. 

Charlotte’s story is both empowering and inspirational, more so as she has achieved it alongside being a single mum. Tej graduated from King's’ College London with a BSc Biochemistry in 2014, he then pursued a career in Medical Education and Marketing. Soon after his second job… he was fired! A moment of relief and freedom was what he felt, not sure what his mother felt when he told her he was jobless at 23…

He then went in search of a more ethical path, a business he could set up where the reward was equal to the work put in. “If they are making pounds, why am I making pennies?” - was his thought process, not happy with slow progression and bureaucracy (& having to wear smart shoes everyday). This lead him to opening a Recruitment business (not sure where the ethics went) which doubled in profit every year, for 4 years. He hated it. Golden handcuffs they call it.

Fortunately, he used the cash he’d built up from that business, to educate himself in Property Investing. Soon, he’d stopped the business and transitioned into Property Investment full time. He then had a slow start -

Purchasing 15 properties in his first 9 months, using over £650,000 of Investor Finance, he built a £1,200,000 property portfolio and created £30,000 of profit from flips. This gave him ‘financial freedom’, but it was the most stressful period of his life. Growing quickly is very painful.

James was born in Reading and shares a huge passion for the great outdoors. After completing a Degree at Southampton University in Outdoor Adventure management business, James started his own company offering rock climbing and scuba diving holidays worldwide. After selling this company, James brought his first property in 2013 with the proceeds.

James then went to work for a billionaire on one of the most prestigious super yachts in the world as a personal scuba diving instructor for the owner. Here James saved his earnings and invested in more property. After many passages all over the globe, James left the yacht industry and moved to Cornwall where he was offered a fantastic opportunity as head property manager for Latitude50, a high-end luxury holiday lettings company managing some of the most luxurious coastal homes in the UK.

Here James saw the opportunity for the serviced accommodation model and has continued to build his own personal portfolio in beautiful Cornwall. This portfolio expansion enabled James to quit his Job and continue his eight year’s experience as a full-time property developer which was his dream from the outset.

James’ interests and hobbies consist of, mountaineering, surfing, scuba diving, tennis, skiing and property development. From a young age James was introduced to property as his father owned a small independent high end estate agency based in Berkshire.

James has always enjoyed property and loves the idea and execution of renovations, creating beautiful spaces for people to call home. James loves being a landlord and looking after people so that the whole process is enjoyable and stress free for everyone.

Starting in business at just 16 Phil has extensive experience in successful startups over the last 15 years, across a wide range of sectors including; furniture, retail, manufacture, technology, hospitality, interior design and property development.

Phil and Karl have been friends for over 12 years and combined their skills to form Winter Melia Developments back in 2015 where they have seen the business scale organically from single dwellings to large scale residential conversions. Phil heads up the business and operations side of the business, while Karl focuses on the construction side of the business. 

We fell into historic buildings as an investment strategy when purchasing our first listed building in auction back in 2017, since then we have focused on this niche - which doesn't come without its challenges but our desire to create something unique and desirable has led us into this sector of the market. Having won several awards over the past couple of years for our schemes its certainly an area we are looking to explore further and we currently have 2 more Churches in the development pipeline with a combined GDV of £8m.

Aside from property we have also recently launched a Proptech startup called BreezeMove, after being so fed up of the slow, opaque and frustrating side of the transaction from both a buyer and seller perspective on many occasions, we decided to set out to change that. Having come up with the ideal of a centralised digital platform to give all parties complete transparency of where the process is up to and which side is accountable for the next stage, we were invited down to The Home Office in 2017 to discuss with MHCLG which is where our journey started!

Formally employed by the Humberside Police from 1974 up to his retirement in 2008. After an extensive time on the beat and various constable roles he was promoted in to the training branch to prepare recruits for their duties as police officers. Held various positions within training and trained as a facilitator, coach, mentor, assessor and trainer of trainers. Rob gained the rank of Chief Inspector before taking up the post of the Learning and Development manager for the whole Force which consisted of 4,500 employees.

Retired in 2008 and took employment as an assessor/coach to senior officers Having retired in 2008 he worked with Psyton Associates who specialised in public sector recruitment and assessment. As such he personally coached 121 officers up to the rank of Superintendent.

In 2010 Rob formed his own company and delivered workshops in presentation skills, Leadership and Management Development, Respect for Diversity, Communication, and Conflict Management.

During his time in the police he designed a conflict management model for handling difficult conversations. Now known as the PERfecting conversations model.

Rob became involved in building a personal property portfolio in 2014 to replace his partners wages so that she could give up work. They achieved this in 12 months and since that time he has been involved in helping others build property portfolios by coaching and facilitating learning different strategies to become financially free through property investment.

Radhika started off her journey at age 23 when she started her first corporate job by stumbling on an Instagram post. The curiosity kicked in and so Radhika started learning more about property and attending networking sessions around London.

Radhika discovered two of her Aunties were also in the property world whereby one of Radhika's Auntie Minel helped her get her first property through a property sourcer. Since then, the three of them have formed their own property company called Your Cosy Home focusing on providing luxury and affordable accommodation for professionals with a combined portfolio of 4 properties (with a lot of properties fallen through) and in the process of buying another property.

Adam runs a Serviced Accommodation Property business in the UK and Dubai, he's outsourced and built his company to the point where he can work from anywhere.

In today's episode we will be discussing how he started and how you can, the reality and hardwork it takes and how trainers will make you think it's easy. We talk through some of the key steps and challenges to you getting your first R2SA, that can start making a profit after 4/5 months if you do it right. It's a great way for beginners in property to get started.

In fact, I'm looking at some R2SAs for myself as they cash flow nicely.

Property has so many avenues, and SA, especially R2SA has a low barrier to entry in terms of knowledge and funds, you could start with as little as £5,000. Adam also buys Buy To Lets and Flips in Birmingham, so his Property Portfolio is diversified. We also went and saw his block of flats later that day too!
