Claire left the corporate world after a 20 year career. Working her way up through an FTSE100 company into senior leadership roles, she picked up many skills along the way. From operational management of people and performance, large and small teams, in office and remote workers through to building functions and departments that provided a service across the whole 35,000 employee business, she developed expertise in the operational running of a business.

After leaving her career Claire initially moved into property, starting her business New Beeginnings which provides single let family homes in Liverpool. In 2020, during the pandemic she began doing some consultancy work, initially to help out a pal in his property business. She soon realised her skills and experience could help other property business owners and soon Hive Creation was born.

Tej graduated from King's’ College London with a BSc Biochemistry in 2014, he then pursued a career in Medical Education and Marketing. Soon after his second job… he was fired! A moment of relief and freedom was what he felt, not sure what his mother felt when he told her he was jobless at 23…

He then went in search of a more ethical path, a business he could set up where the reward was equal to the work put in. “If they are making pounds, why am I making pennies?” - was his thought process, not happy with slow progression and bureaucracy (& having to wear smart shoes everyday). This lead him to opening a Recruitment business (not sure where the ethics went) which doubled in profit every year, for 4 years. He hated it. Golden handcuffs they call it.

Fortunately, he used the cash he’d built up from that business, to educate himself in Property Investing. Soon, he’d stopped the business and transitioned into Property Investment full time. He then had a slow start -

Purchasing 15 properties in his first 9 months, using over £650,000 of Investor Finance, he built a £1,200,000 property portfolio and created £30,000 of profit from flips. This gave him ‘financial freedom’, but it was the most stressful period of his life. Growing quickly is very painful.

Everybody is currently investing in HMOs (Houses in Multiple Occupation), as this increases your rental yield versus some single let properties. This is a great strategy, but what happens when the market becomes saturated? How do you mitigate against regulation? How do you mitigate against saturation and competition in your market? How do you FUTURE PROOF YOUR PORTFOLIO? Ask the landlords who invested in areas, which became article 4 HMO wastelands…they are now trying to sell over leveraged properties. We are Rosie and Allan of ARCH Investments from Kent. We have built a diverse, multi-million pound property portfolio over the last 3 years, which has now enabled me (Rosie) to leave my job and become a full-time property investor (Jan 2021). We started out focussing on buy to lets in the North West and were not intending on moving away from this model until a 12 bed HMO landed on our laps and turned us to the dark side. Since then we have begun to focus on diversifying our portfolio further with our next deal being a mixed use building in Kent. We have ticked a lot of the ‘creative property investing’ boxes so far on our journey: angel financing, vendor finance, money in money out projects, direct to vendor deals, multi-property purchase agreements; and we look forward to ticking off many more in the coming few years.

Ina is an online entrepreneur and property investor. Through her signature program, The Content Accelerator, she helps new entrepreneurs to start a profitable coaching and consulting business.

David started investing in property, properly, in 2020, with a small commercial conversion, in South-East London, turning an estate agents office into a 1-bed flat. The property was purchased for £120k, refurbished for £58k, and revalued at £240k, all during COVID. 

Since then, his dual strategy has seen him go in heavy on direct to vendor marketing, for commercial premises in the South-East, focusing on premises with permitted development rights, rather than looking for full planning, whilst building a rental portfolio of 3-bed properties, using sourcers and project managers in the North-East, to be relatively hands-off. 

Current conversion deals secured, in development or under option agreements are in excess of £4m GDV, whilst structuring them to limit risk as much as possible. He’s a firm believer that concentrated hard, consistent work will bear results.

Until the age of 35, Luke worked as an engineering consultant, predominantly within the Oil & Gas industry. However, the sacrifice of time that working around the UK and offshore required, led him to seek an alternative path. Luke started investing in property in 2011 alongside the day job and has since grown a seven figure property portfolio in his hometown of Hull & also East Yorkshire. With a strong focus on raising the quality of rented accommodation in the local area, whilst delivering a management service that tenants quite often struggle to get elsewhere.

Aside from growing his own portfolio, Luke assists busy professionals via a successful property deal packaging business. Buy, Refurbish & Refinance has been the main strategy utilised over the years with a selection of flip projects, title splits & planning gain projects too. Developing methods of finding fantastic direct to vendor deals along the way.

By his own admission his biggest mistake was keeping his first 5 years in property a secret from just about everyone. Since that time Luke has completed multiple projects with joint venture partners & has joined an illustrious club of investors by being featured in YPN Magazine twice!

Luke has also teamed up with fellow highly respected property investor Jon Dale. Together combining 25 years of property experience, to deliver new and exciting actionable property education via Go All In Education.

I started this crazy property journey at the age of 19, just out of college and I had just started my first job working as a blank clerk. There was something in me that always told me that one day I was going to become a successful entrepreneur and own my own business, I just never knew what this business would be. 

One ordinary day my partner stumbled across a Facebook ad which was advertising a free property seminar in London, we signed up and the rest is history. 

Under my company, Pegasus Estate LTD (currently being re-branded to Pink Door Properties) I now have a portfolio of 15 properties a mix between SA and HMO's and have been able to buy my own home at the age of 20. The opportunities that property has given me are endless and I will be forever grateful. 

My next goal is to purchase a BTL property, potentially before the end of the year! I then hope to build a large BTL portfolio. 

Although property is my main passion, I also enjoy writing and therefore started a blog called That Property Girl Evie which is where I write about my experiences in both property and business.

Harvey is the founder of Growth Properties Group, a small group of companies.

My why is to live on my terms and my mission is to help as many people live on their terms through property as possible.
