  • Prime London, £350,000 profit & is going 'big' really better? Ben Wilson talks!

Ben has worked in the London property market for over 15 years, initially as an agent working for two of London’s most successful estate agencies. Upon leaving property sales Ben set up Knight James and now runs the business day to day.

He has an extensive knowledge of residential property, having overseen in excess of £150,000,000 of transactions. He is especially interested in the more technical aspects of the industry and really has a passion for anything property related.

Ben also leads the design process, working in conjunction with Nan Atichatpong, project manages the builds and sets the company's strategy for exiting each development.

He lives in Maida Vale with his partner Sam.

  • £5m Business liquidated, Paperwork Uplift of £100k+ and Planning accepted for the 13th time with James S

Property Investor, Developer, Podcaster, Husband & Father!

"I remember as a child waiting to board the plane, and I asked my mother, why are those people turning left?. Her reply, that's first-class, that's where all the rich people go, does that mean we are poor? No, we are Indian, and we don't waste money on bigger seats, better food, and more comfort.

I was eight years old at the time, and I remember it was a short time after my father died. Looking back now, I understand why she said what she did, for her, it was all about survival mode and making sure she took care of her immediate responsibilities, that being my sister and me. She didn't have money to waste on luxuries. For me, this was the start of a journey that would see me question everything and always wanting more from life, and I knew one thing for sure I wanted to be that person turning left onboarding a plane as this was what the successful, wealthy and rich did."

  • How to Invest from a distance [Prop Duo #14]

You live in London, or any expensive city and you just know that if you want to do BRR or take lots of money out of a deal, you can’t do it locally.

Where to go? How far? How will you manage it? It’s pretty scary at first, and it never gets easier, but it’s more than possible, and we want to show you how.

This episode will benefit so many of you, as we have both learnt (the very hard way) the troubles with investing from far, and we’ve built up processes and systems to make this a bit smoother.

We also disagree on certain elements, which further shows you there is no one right way.

    WE COVER:

    - Is it possible?

    - Should you be hands-on?

    - What systems and processes you need

    - Our experiences with it

  • Building a £2.2m Portfolio of HMOs & BTLs whilst working Full Time, DBV talks!
With a background in scaling tech start-ups by building out and hiring teams globally, Lucy is the ‘Lion’ of the partnership and focuses on the business strategy and investor relations or ‘Front of House’ duties. Jules - the ‘Owl/ Monkey’ - has a background in financial crime within banking is focused on Business Operations & Financial Management within the business and loves all things numbers.
Having grown a portfolio in the past 2+ years across 3 counties of both BTLs & HMOs. We changed our model just over a year ago to invest closer to home with the aim for capital growth as well as cashflow. This means we leave more equity in each deal than previous projects and refinance after a longer period of time than previously but each cashflow us £1600pcm. All our projects have a minimum of 30-50% ROI.
We now partner with an NHS trust to provide shared housing for their international nurses which has proven to be Corona-proof in terms of demand and stability. In a rapidly-changing HMO market we strongly advocate servicing a tenant demand rather than just creating beautiful rooms hoping they’ll rent. Find your niche and establish your USP.
We’ve experienced many challenges with HMO investing far from home whilst balancing busy jobs, as well choosing an area to fit your strategy and would be happy to chat through any investors struggling with this currently.
