Everyone says it, it's all over social media with bullshit tags and statements, most people don't follow through. Most give up after a week, or two and go back to complaining and their usual routine. Don't let this be you.

There is no right time in Property, the right time to invest is NOW. The right time to take action is NOW.

Don't get caught up in your minds excuses, the rubbish media or what Larry down t' pub says. Focus on you, and your research. This isn't a washy video about Property Investment, or Developing or some fancy Mindset tricks. It's just 5 tips on making your year better, practically, mentally and... spiritually?

I have 1 SA unit. It's in a great location for it, whereas most of my Investments wouldn't work as an SA, and there's no companies to manage them.

This is close to the town centre, the beach, an AONB, and a big train station. It's also in a student area, so I have lots of options for potential customers, which helps de-risk.

I own this SA, so the mortgage payments are small and (hopefully) the profits will be bigger. I spent about £4,000 furnishing and buying linen, then the management company decided to rent linen... so if anyone wants to buy fresh ASDA stuff, let me know, it's BMV ;)

I talk about WHY I have an SA, how it's passive, my first month's occupancy and profit, and what the rest of the year looks like. As always, I'm giving you the reality.

Due to a shoddy build team, we're having issues with doors and leaky roofs, that was claimed to be fixed.... standard cowboys.

Joanne is different to a lot of my guests, and I think she will connect with you on a different level. Here's her story briefly:

• A teacher for years, hated it in the end, started investing with zero experience, we (me and husband) have 2 hmos and 4 single lets now
• Currently buying a Chinese takeaway that will become a 5 bed HMO and turning our own house into a 5 bed HMO
• We manage the renovations ourselves and did the first one with our own hands!
• We're very close to our financial goal after doing it for nearly 4 years, we took equity out of our house to get going.
• I left work about 3 years ago and then plan is for my husband to leave this year.
• We are loving what property can do for us!!
• It's been a massive mind set change to do this but we are getting there!

We also talk about:

• Bullshit builders, having to keep your eye on the ball and one step ahead all the time, I didn't in one case, never again!
• Being able to keep our eyes on the prize in the beginning when everything just felt so stressful and risky.
• I didn't read/listen to any fiction books for over a year, I knew I had to program my brain with very different info to what I was used to if we were going to succeed.
• Cutting out the noise and really focusing on one strategy brr, then HMO's, now bigger HMO's.
• Figuring out a way of working efficiently, how a schedule can actually give you loads more free time, I hated the idea of a timetable after finishing school, but who knew!? they actually work.
• We've had our fair share of troubles along the way, one thing we haven't had is dodgy tenants (I'm sure it will come) but we're very strict about our checks that we do.

Billy is a full time property investor. He acquired his first property in 2002 in Ireland.

Since then he has executed a number of different property strategies including Student Housing, Single Lets, Serviced Accommodation, Commercial Property, Commercial to Residential, Buy To Sell, Lease Options, Rent to Rent, Bridging Finance and Overseas Property Investing.

His current areas of focus are around multi-lets, developing and restoring listed buildings and helping other investors move to the next level on their property journey.

In 2016 he was voted by his peers as the top performer of Simon Zutshi’s year long mastermind program.

He is regularly invited to speak at networking events across the UK as well as being featured in Your Property Network magazine and Inside Property Investing.

Billy recently launched Kensington Finance that provides short term finance to property investors.

As well as focussing on his own portfolio and developments, Billy provides advice to other investors and developers to establish a strategy, raise finance, source opportunities and structure deals. He is also a board member and founding member of the Property Entrepreneur Community.

Prior to being a property investor, he was a management consultant for 15 years working in the US, Europe and Middle East, typically advising at board level.
