"When it comes to business, Mike has forgotten more than your favourite guru will ever know..." said one, six star, review.

"The Contrepreneur Series"
Can you get-rich-quick?
If you look at all the Facebook and YouTube ads, it's never been easier.
Guru after guru screaming about their book, course, mentoring and bootcamps that will help YOU get rich, quick.
If you just buy their course or attend their event, you'll be on your way to becoming rich in #dropshipping, #crypto, #property investing, #forex, #affiliatemarketing etc.
I wanted to uncover the truth behind "get rich quick" schemes and REALLY put them to the test, and reveal my results, for free.
I've clicked the ads, and invested my money, so you don't have to.
It might be funny.
I might lose a shit load of money.

Dorian has been in property for a very long time, Investing isn't new to him. Although he's only really been using Investor funds for the past couple of years.
He's big on physical networking, and I've seen him in action. We speak heavily about networking, about how to do it, his 3 top tips, key lines/words you can use, the real cost of networking (mentally/physically) but, how the benefits can be huge.
Dorian is an inspiration, and we discuss BIG DEALS. How it's not all it's cracked up to be online and in courses, and that there is a lot more to it. The struggle and challenges are real, so are the longer time frames. When you hear the profit this may redeem it, but, it may not.
Remember, follow your own path, do what's right for you.
His pipeline GDV is £31m, with 170 properties in it, some of which are owned and being built, some is in legals or prior. Big things!

This episode is probably not what you want to hear.
But, it's what you need to hear.
Rupal's story is one of learning, challenges and progress. We talk about her first deal, which they refurbished themselves.
Not always advisable, especially if you're not a trained tradesperson!
We then go through her top tips for new Investors, how to find Angel funds and how to convert a building into flats and why it is different to just a 'bigger BTL'
Follow her on FB.

We talk about starting work from the age of 13, sleeping in concrete sheds, to making a big mistake which cost him his freedom for a short while.
We cover the hard lessons learnt from these situations, and how to avoid them. We dig deep on the causes and learnings from each and every scenario that played out in Stuart's life.
We talk about a deal which went badly wrong, and the interest piled up to £20,000 a months!! How Stuart put his Investors first and took action to protect their investments.
This is a big dose of reality, and the stress that is yet to come for some of us (oh joy!). Listen in!
He then won the Progressive award for most money raised (£21m in 12months!) and shares his simple way to find investors, as well as his 'investor circle' approach.
Check him out on Facebook.

Property Investing.
People always ask me if I'll do something 'bigger' and 'more exciting' than single-lets, rented to families or couples etc. That's all subjective, because it may sound exciting and 'wow', but have you seen the challenges that come with big projects? Especially new builds, the risks too.
I'm not afraid of them, but I like taking the path of most efficiency to the best result, simple as that. Now isn't the time for me to be doing these bigger projects, that cost more, risk more and take way longer than your standard BTLs.
That's what matters, what's right for you in your Property Investment business. We're all different and have goals and ambitions of our own. In this video I talk about why I love little single lets, and how they are more than just 'the foundation of a good portfolio' and why you might want to get into them too!
I also cover this and much more, in every detail as part of my Earn & Learn Programme. See www.tejinvests.com for more details.
I also talk about the Buy Refurbish Refinance model, what exactly this means, how you implement it, what you need, the type of finance to use and my experience with it so far. Do no money left in deals exist? Hell yeah. Are they easy to find? Hell no.
Please let me know in the comments how helpful this video was, and SUBSCRIBE to my channel too, lots more value headed your way
If you have experience with this strategy or you have learnt about it already, then really, this may bore you! SO I won't blame you for not listening to it.

I recently presented this at PPN Knightsbridge that I co-host and it had a great response. Essentially, I've learnt over the past 12 months that there are many facets to a Property Investing Business, and that you are the captain of the ship. At the start you'll be rowing, manning the sails, steering, attacking (if ye' a pyrate!), repairing, recruiting new sailors, docking the ship....and much more.
What this means is you're IN the business, which is normal in the first stages and when you're passionate about Property, it's what you do. By running around like this however, you do miss things. Things that are important to your business, and may have saved you time and money. I've been reflecting on my mistakes and successes in 2019 with my Properties, Refurbishments and Management. Oh, and also running a business and portfolio!
I've collate the 5 top aspects which I know will be beneficial to you and your journey in Real Estate (such an American eh). Believe me, I wish I started some of these earlier, but I may have been on a different path and I'm grateful I can now share these with you, to help you.
Please let me know how useful they were in the comments!
Remember, your corner is coming. Just around the corner is the success and victory you're hustling for. I don't know how far it is, but when you turn it, you'll look back and see it was all worth it.
If you want a passive investment in property, with none of this stress. DM me on Instagram (tej.talks) or Facebook or [email protected]

Daniel studied as a surveyor at university, he was on a sport scholarship and worked part time so was able to buy his first house whilst at uni aged 18, he didn’t want to become chartered so when he graduated he set up my own surveying company but didn’t enjoy it and sold it fairly quickly. Daniel took a job within a national letting agency to gain some experience within the property market, from there he went on to work in recruitment to develop his sales skills.
After a year being employed Daniel launched my own letting agency aged 22. That company, Daniel Craig Residential, still runs today, they specialise in portfolio development and management. Today they own over 300 properties and have over 1,000 properties on their books for other investors.
Over the last three years Daniel has been involved in three grade 2 listed conversions with a total value of circa £15m. One they have retained and currently let as a block for serviced accommodation in Durham city centre, the second project he sold my share in this year and the third project in Newcastle city centre he is currently working on with an investor.
They deal with everything from low value housing benefit properties to purpose built student accommodation to luxury housing and cover just about every market in the UK. This year has seen the biggest change to the industry, with the introduction of the tenant fee ban. It’s hit landlords hard, they have a number of our properties managed by other agents in areas too far away for us to look after themselves so I have a very good understanding of what agents are doing in response to the fee ban. The main response has been to increase a landlords fee to make up for the loss in money from the tenant. They have taken a different approach and kept our fee structure the same, the result has been we have taken on a number of landlords who otherwise would have seen their profits diminish further after years of attacks on mortgage allowances and increased legislation.

I had the pleasure of co-charing a Q&A session with David, at PPN Knightsbridge, our networking event (2nd Tuesday of every month, come along!).
From this, I listened carefully and intently, I learnt a few things. I also paused for reflection about some of the insights he shared with us, sometimes we miss the simplest of things. He had us all fired up and ready to go, feeling inspired to think bigger, and to REthink our life strategy.
For more info about the man I speak about in this podcast, please read below:
David McCourt is the founder and Chairman of Granahan McCourt Capital and has been one of the most prominent investors and entrepreneurs in the technology, media and telecommunications (TMT) industries for the past 30 years. The Economist describes him as possessing "impeccable credentials as a telecom revolutionary".
McCourt’s debut book ‘Total Rethink: Why Entrepreneurs Should Act Like Revolutionaries’ launched in the Summer of 2019 and quickly became a best-seller with the Wall Street Journal, USA Today and Amazon, striking a chord with young entrepreneurs looking to disrupt the status quo. He is an Emmy award-winning producer who has collaborated with A-list talent including Angelina Jolie, Michael Douglas, Meg Ryan and Spike Lee.
In addition to receiving the ‘Entrepreneur of the Year’ award from Ernst and Young LLP and the Harvard Business School Club of New York, he received the 2014 Award for Outstanding Alumni Entrepreneur from Georgetown University. McCourt was the first Resident Economist appointed by the USC Annenberg School for Communication & Journalism and became the inaugural Executive in Residence for Entrepreneurial Economics and Innovation at Georgetown University.
McCourt has been recognised by the White House for extraordinary accomplishments from a private sector business. The American-Irish Historical Society presented him with its Gold Medal, an award previously bestowed on Ronald Reagan, Mary Higgins Clark and Bono. In 2018, McCourt was awarded The Science Foundation Ireland medal for ‘outstanding contribution to technology and innovation’.
About Total Rethink
In business, and in life, everything is changing fast, apart from how we behave. Our ways of thinking and making decisions have changed little since we lived in agricultural and industrial societies, but the problems we now need to solve are entirely different. It requires a revolution in thinking and behaviour to meet the challenges that now face us and avoid disaster we need to totally rethink the model.
Part business biography, part business blueprint, Total Rethink explains how this can be done. Successful telecoms entrepreneur David McCourt lays out the reality of the dangerous situation we find ourselves in and suggests solutions which will empower everyone, including business people, politicians, diplomats, and teachers, to repair the damage we have already done, and prepare for the dramatic changes to come.
