In E011 Mike Rosehart lays out his strategy for retiring early. Very early!! Mike tells the story of how he bought his first property at 19 years old and had 17 properties by the time he reached the ripe young age of 23. He then preceded to 'retire' at 24 by 'cashing out' on those properties and investing his principal into commercial paper (stocks etc).

A key to Mike's success has been his extreme frugality and while that approach certainly seems less common, you definitely can't argue with the results.

In E009 I interviewed Sami Khan. He is a really interesting real estate investor who somehow stumbled onto the concept of "Airbnb arbitrage". Airbnb arbitrage is when you rent a property from a landlord and then re rent the unit out onto AirBnB. Since many landlords don't have the time or desire to rent properties onto AirBnB, Sami has an incredible niche and has achieved over $10,000+ per month net profit from this "side-hustle".

Many probably aren't aware of this but as Carmen discusses in the episode, it's actually easier to buy multi family buildings in the $1-3 million range than it is for many to qualify for a $600,000 mortgage personally. My big takeaway from all of this is that's it's extremely important to ask the expert because it can both save and make you loads of money!
