In E045, Dave Liburdi talks 'shop' about investing in the Niagara Region. A seasoned investor of 10+ years and 12 properties, Dave isn't afraid to try new things. He 'cut his teeth' with student rentals and has since moved into commercial, multifamily and, most recently, a vacation rental. To his credit, Dave seems to find a way to prove the concept on every type of investment he tries and I thoroughly enjoyed hearing about it.

The bulk of my discussion with Dave surrounded his activities in student rentals in Thorold ON and his vacation rental in St. Davids ON near Niagara-on-the-Lake. My big takeaways from our discussion were as follows: 1. There are 'other ways' to manage student rentals and it is possible to negotiate more than you might have thought as long as you're reasonable with your tenants. and 2. vacation rentals in the Niagara Region can be extremely profitable and cash flow very well assuming their managed correctly.

In E044, Kory Mackinnon gave us pure gold with a detailed discussion about development, building, wholesaling and finding the very best off-market deals for his own investments so that he can grow more sustainably. Kory talked through his current project which involved turning an old Church that he bought for $150,000 and is turning into a $5,000,000 apartment building. This is no small task and he is tackling the project with relative ease.

Kory talks nuts and bolts of site plan approval, traffic studies, noise studies neighbourhood character studies and much much more. As a real estate investor, it important to keep growing and what Kory is doing is all about growth. Growth in process, growth in size of project and growth in mindset. This was a fantastic interview.

In E043, Melanie and Dave Dupuis discuss their real estate investment strategy that involves NO use of joint-venture partnerships. While Joint-ventures can be a handy tool, it's great to see investors that are finding creative ways to keep all of their equity. If I'm recalling correctly Dave and Melanie are the first guests I've had on the show with 100 or more doors and no joint venture partners.

Dave and Melanie are the authors of the book called Real Estate Investing Secrets: A No-B.S. Guide to Creating Wealth & Freedom, which is a very to-the-point game plan for investors to get started and take action. I really enjoyed speaking with Dave and Mel and was glad that they made the drive down from North Bay Ontario to be in attendance.

In E042, Mandy Branham discusses how she's acquired 75 properties over the past 5 years into her portfolio by using effective joint venture partnerships. With 75 properties and many different partners Mandy needs to keep organized and I hit her with some serious questions to learn how she makes it happen and continues to grow.

During the interview Mandy discussed how she does do duplex conversions, turn-key cash flowing properties and everything in between to help her investors surpass a target return of 15%. Mandy invests all over Southern Ontario and the Midland area and empowers a team of people to help her.

In E041, Robby Clark talks about his journey as an actor and massively successful real estate investor who has transacted on 100 properties in the last 18 months. Robby started acting in his teens and had lead roles on multiple tv shows before eventually going bankrupt at 22 years old because he hadn't yet learned how to manage his money.

Robby humbled himself and began waiting tables to bounce back and eventually started avidly reading about real estate investing. With no formal education, Robby has polished himself into a seasoned real estate investor and entrepreneur with three different companies and over 30 employees. Robby commented that there are no valid excuses, ever. It's always up to the individual to find a 'work around' and continue pushing forward. This episode is extremely inspiring!

In E040, Sahil Jaggi speak of his journey from immigrant to Investment Banker to sales rep to realtor who has acquired $14,000,000 in real estate. Sahil immigrated from India at the age of 18 and went to university at Wilfred Laurier university here in Ontario.

Sahil started working as an investment banker in New York City but realized that he did not want that lifestyle and came back to Canada. He proceeded to buy his first property at the age of 24 and continued to acquire more and more and occasionally sell properties to continue to grow.

I encountered Sahil because of an article from Toronto Life Magazine that was sent to me earlier this year. The article was talking about how an immigrant has come to our country and acquired 10 properties. Needless to say he has been productive since then since he is now at 14 properties and 21 doors. He primarily invests in bungalow properties that he can acquire between $600,000 and $800,000 in various neighbourhoods of Toronto, Etobicoke and Scarborough.

Sahil is smart, savvy and full of valuable information and if you're curious about how to improve your 'deal-finding skills' you're going to love this episode!

In E039, Rav Toor shares his story of going from bring kicked out of three high schools, getting into acting and sharing sets with Mark Wahlberg, Daniel Craig and the like and then getting into real estate as a realtor, investor and television personality (Rav hosts Everyday Investor on CityTV which airs on Saturdays and Sundays). Rav has been investing since he co-oped at a real estate brokerage in his late teens and is just always making things happen as a perpetual 'deal-maker'

I've come to know Rav as an intelligent, accomplished and prudent investor and a guy who just likes to have 'fun' with business. He loves a deal, loves to practice his faith and preach about Christianity and enjoys connecting with genuine people.

Rav's current strategy for wealth creation and investing is 'Land Development' where he partners with developers and helps to fund the acquisition of development properties and passively holds an interest in it for 3 to 5 years. Rav gives an example on this podcast of how he invested in a project that earned 45% return per year but generally performs around 20% annually. This is INSANE compared to what most people are getting on passive investments and it was in interesting discussion to say the least!

In E037, Shawn Rea gave an update of what he's been up to since he appeared in episode E020. In only about 4 months time Shawn has made multiple more moves and adjusted his strategy to include even more BRRRRs, including the kind where he pulls ALL of his money back out to be in for ZERO and still keep the property. His current strategy is now including an AirBnB component in which he is acquiring duplexes and renting out one side normally and the other side as short term rentals right off of the beach. I really do think this is a 'best of both worlds' strategy with excellent contingency options in case he's not able to make as much moeny as he'd like with his first venture into airBnB.

Shawn's got great energy, a great attitude and a clearly limitless potential as a real estate investor and teacher. As was the case before, he remains a person to watch!

In E036, Alfonso Salemi and I had a very candid talk about the pros and cons of rent to own investing and how it can be done to minimize risk. While there's no risk-free investments, Alfonso makes a compelling argument for why Rent-to-Own real estate investing is a compelling option. It's a true win-win-win the way that Alfonso proposes it because he is always looking out for this tenant buyers, his investors and of course, his own companies profits too.

For those new to rent to own, this is where you find a person with 'bruised' credit that has good income and is looking to buy a home. These people won't qualify for a bank loan just yet but with a bit of time and an appropriate 'credit rehab program', they could get there. We get into the nuts and bolts and this episode and I'm sure you're going to enjoy it!
