Rentvesting is where you rent where you want to live, and buy an investment property somewhere you can afford. This means you can get into the property market without necessarily having to sacrifice your lifestyle.
Rent vesting is basically….. property investing. So it needs to be treated as investing and based on the numbers rather than emotion.
And if we've decided to invest our money, whether it be in property or any other type of asset, we should ideally have an understanding of what all of our options are. There's many different ways we can invest our money, and all types of investments come with some form of risk. Today, we're exploring the basics of investing, including why you should consider investing, the key investing terms you need to be aware of, what the different types of asset classes are and their pros, cons and risks.

This episode is for anyone who is even remotely considering buying a property to renovate, or perhaps renovating at some point in the future. And it’s ALSO for anyone who is looking at buying a property which has already recently been renovated.
My first guest is Rebeka. She’s a registered builder who develops for profit, and also runs Buildher Collective which is a business who teach women how to do the same. We run through why you need to know about zoning and overlays before you start considering a reno, the different types of permits you might need, the difference between cosmetic and structural renovations, how to not overcapitalise and our top renovating tips.
And later in the episode I chat to Laura from Nest Legal about what we need to understand from a legal perspective if we’re buying a property which has already recently been renovated. There’s certain paperwork which the vendor needs to provide, and it’s actually up to you to speak to your legal representative about this. Your legal rep hasn’t been through the property, they haven’t been speaking to the agent, so you need to work with them to make sure that you’ve got all of the information you need, because with property it’s buyer beware.

Buying a house and land package is a really popular option for first home buyers. Most states have grants and incentives for buying new builds. Plus, buyers get the benefit of a brand new shiny home and quite often a much bigger property than they can afford in an established area.
Todays episode unpacks house and land properties, and there’s a LOT to cover. We explore construction loans, lending risks for these types of properties, how we do due diligence on a block of land and builder, how we research an estate, what it means for a block of land to be ‘titled’, and the start to finish process if you’re considering buying house and land.
Amy also explains the drawbacks of this strategy, including the property potentially having lower capital growth prospects due to the limited land scarcity and lower amenity of these types of homes.

There is no doubt if you’re a first home buyer you will have heard the phrase off the plan before. You might have read about people who bought a property off the plan and then three years later when it settled they’d instantly made hundreds of thousands of dollars in equity. Or you might have heard those stories where other people have bought off the plan and then the property doesn't look anything like what they expected, or horror stories where they’ve lost their deposits or worse. Like with any property strategy there can be winners and losers, but it’s fair to say that buying off the plan is one of the riskiest types of properties you can purchase.

In todays episode we are delving into loan pre-approvals. Now, every episode in this series is important, but if I had to choose which one was the MOST important episode for you to listen to, this is it. If we make a mistake with our finance, the worst case scenario is that we can lose our deposit, and in some situations there can be extra financial and legal ramifications on top of this. So it’s something we absolutely do not want to take any risks on. Today I’m joined by James Ruddick - mortgage broker from Loan Market.
We run through the difference between a pre-approval and formal approval, the process in getting a pre-approval, the risks of not having one, what kind of things could prevent us from being approved. We'll also discuss bank valuations and also the types of properties which the banks don’t like, it’s these types of properties which you might not be able to get finance for, or might be harder for you to resell in the future.

Did you know that technically you can buy a property with no deposit if you use a Guarantor Loan?? Having a Guarantor Loan means that you can buy a home with less than a 20% deposit (technically zero deposit) and not pay lenders mortgage insurance (LMI), but there are risks involved - so you need to make sure you understand all of the pros and cons.
Mortgage broker Evelyn Clark takes us through the ins and outs of Guarantor Loans. We explore how they work, who can be your guarantor, why you might want to consider this type of loan, how it impacts your guarantor and the risks involved and how long until you can ‘release’ your guarantor. The First Home Super Saver Scheme is basically legal money laundering. And if that doesn’t get you excited, I don’t know what will.
The Scheme allows first home buyers to save extra money for their first home inside their super, and take it back out again at a lower tax rate. And saving on tax = WIN.

In Australia, first home buyers can get access to quite a bit of help from the Government. In this episode we explore First Home Buyer Grants and Concessions. Grants are when the Government gives you money (yay) to build or buy a new home, whilst concessions are the reduction in stamp duty you need to pay as a first home buyer. If you get a place in the scheme, it means that you can get into the market with as little as 5% deposit, and not have to pay pesky Lenders Mortgage Insurance (LMI).
