David Dodge is a St. Louis Real Estate Investor with over 18 years of experience.   He first started investing in Real Estate when he was in college, at the age of 20 while attending the University of Missouri-Columbia.  David specializes in Wholesaling Real Estate as well as using The BRRRR Method to acquire Rental Properties with NONE of his own money!  He also LOVES teaching others how easy it is to learn how they too can wholesale Real Estate for huge profits & how they can use OPM to buy rental properties! David and his team have wholesaled over 700 houses to date and his company “House Sold Easy” averages several wholesales a month. David also loves to fix-and-flip properties as well as add properties to his rental portfolio.   David has over 100 rentals currently and he has a goal to take his rental portfolio to over 200 units in the next 24-36 months. 

David is also the Co-Author of 3 books; “The Ultimate Guide to Wholesale Real Estate”, “The BRRRR Method” & “The 3 Pillars of Wholesaling Real Estate” that he wrote with his business partner Mike Slane.   His podcast “Discount Property Investor” teaches people all about wholesaling real estate as well as tons of tips and tricks about marketing, landlording, rehabbing, and utilizing The BRRRR Method.

I started my business to have my own emotional needs met. I was financially scared, and I was trying to solve my money fear through my business. I felt inadequate, and I was trying to feel like someone by having people chase me to work with me. I was seeking safety and feeling important through my business, and those are not healthy reasons to start a business. There's only one awesome reason to launch any business - to serve society and help people. 

The primary elements of this episode are:

1. People sometimes launch and run businesses to solve internal conflicts, whether the conflict is feeling insecure, inadequate, or insignificant. They sometimes have commission breath, want to feel important, or try to prove themselves to themselves or to others.
2. Business is about identifying problems that you and your business can solve for society and others, and showing up to serve others. We can create all the wealth we'll ever need by serving others powerfully. 
3. Trying to have your emotional needs met through your business will make you a consumer, and you'll always feel empty.. By producing more than you consume, you will always feel fulfilled.

I've published a few books, but I've also abandoned a few book projects along the way. Anytime I finish a book remain present during the creation process, and when I abandon a project it was because I was more concerned with finishing than creating. The key to creating great art is presence, and in this episode I discuss my new book project, and how I committed to remaining present during the creation process.

The primary elements of this episode are:

1. When I create my best art, including podcasts, blogs, books, etc. I am fully present with the content and the process instead of starting the project just to finish it. 
2. When I begin to plan for the completion of the project while still in the creation phase, I need to gather myself, become present, and refocus on the task at hand - creating the best art possible, not finishing the project.
3. By writing the best sentence, paragraph, and page possible and repeating this until a natural conclusion, the work of art is at it's most powerful and will create the desired and intended impact.

Do you feel like a miracle? I spent the first 4 decades of my life feeling like a mistake, a problem, and a coincidence. I didn't feel like I was valuable or meaningful, and that created hardships where hardships didn't exist. When I first heard that everyone alive and life itself is a miracle, I had to contemplate - but it's true. Do the work to think and feel like the miracle you are!

The primary elements of this episode are:

1. Statisticians calculated that there was a 1 in 400 trillion chance that you would be born. I don't believe that number. I think it's even smaller, like 1 in 400 quadrillion or quintillion. Either way, you are a miracle just by breathing!
2. We're conditioned by people who do not think and feel like miracles to not think and feel like miracles. To think and feel like less than a miracle is a discredit to who and what you really are. 
3. By retraining your mind to think like a miracle and to reprogram your emotions to feel like a miracle,  you'll retrain yourself to live life to the fullest. You'll attract miracles into your life on a daily basis.

In 2003 Marques Ogden was drafted into the NFL as an offensive lineman, and after 5 years of playing in league he decided to retire and pursue a career in construction and contracting.  At the age 27, Marques founded a construction company named Kayden Premier Enterprises. The company experienced fast growth, but in 2010 his business went bankrupt, losing almost 2 million dollars on one project in a matter of 90 days.

During his darkest hours, he pulled himself together, got a part-time job as a custodian and with hard work and determination became an inspirational keynote speaker, executive coach, best-selling author and marketing leader, helping to build thie success of others.  

The primary elements of this episode are:

1. Even in the darkest of times, with a single decision you can recreate yourself and totally transform yourself and your life circumstances. 
2. Ego - the part of you that is fear-based and feels superior or inferior to others creates unnecessary pain in life. 
3. The thing that separates those who ultimately succeed from those who do not is our ability to keep our own promises to ourselves and hold ourselves accountable in life.

I don't feel like I'm ever working hard, but my business makes more money than I ever made when I did work hard. I get a bit triggered when people glorify working hard, and maybe it's because I have a different definition for hard work. I choose inspired and passionate work, but that never feels hard to me. My work in this world feel like I'm in a playground, and I get to pick my adventure. I want that for you too. But you've got to give up the idea that work needs to be hard!

1. In 2016 I constantly went where I didn't want to go, to do things I didn't want to do, for people I didn't want to work for. That was when work and life felt hard for me. 
2. The hedgehog concept from Good To Great helps us understand how to naturally entangle life and work in a meaningful and beautiful way, where work never feels hard. 
3. I still hear people who vilify not working hard and who glorify all things hard. Someone decided that even in the 21st century digital age that life has to be hard to be ok. That's all a choice. We can move past that any time we choose.

When I was first introduced to the concept of personal power, I thought it was impossible to take control of my own internal state regardless of what was happening outside of me. I was a victim, and didn't know differently. I thought I needed to get everything to be exactly like I wanted it to be so that I could be ok. That's an extremely painful way to live.

The primary elements of this episode are:

1. Personal power is taking full accountability, responsibility, and authority over your internal state, and responding to circumstances instead of reacting.
2. When faced with challenge and obstacles we'll certainly face some internal resistance - thoughts and emotions. But how we interact with them is completely within our own control. 
3. Nothing can take away your peace unless you allow. Circumstances outside of your immediate control cannot negatively impact your internal quality of life unless you give up your personal power, to be a victim of circumstance.

Meditation is the tool that I point to as the one which helped me transform my entire life.  By getting inside of our mind and body we can let go of what's there and replace it with something more powerful and purposeful. By practicing meditation you will accelerate your path to wealth, success and happiness. 

The primary elements of this episode are:

1. What's in your mind and body - your beliefs, thoughts, and emotions - got you here. The same ones will not get you to the next level. 
2. Most people are still living with the same beliefs that they were programmed with between the ages of 0-7, and these beliefs were those of your parents and authority figures during your most impressionable years. 
3. When you choose beliefs, thoughts and emotions based on wealth, success and happiness, you'll see new opportunities appear to reflect these new internal states. The external world is just a reflection of your internal world.

Sam was born and raised in St. Louis, Missouri. He had a pretty normal childhood growing up playing sports and hanging out with friends and family. His Dad was an engineer and Mom was a teacher. He went to college and got his MBA in Marketing. After college he got a job working for a local Cat Construction Equipment dealer and got married to his amazing wife shortly after that. He enjoyed his job and was making very good money but the challenge and potential impact was not enough for him. He always had an entrepreneurial itch and was looking to scratch it! He started to invest in real estate on the side with a buddy, Lucas. The goal was to create something special but they did not know exactly what… yet!

Eventually they built up enough of a rental portfolio and enough contacts to both quit their job and go full time into real estate investing. Over the next few years their rental portfolio grew as did their companies. Current real estate companies:

FasterHouse- Flips over 300 houses a year

FasterFreedom- Premiere real estate investing education company with over 900 students nation wide and over 2 million followers on social media

Rental Portfolio- $42 Million market value- single family rentals, small apartments and storage facilities

Midwest Property Group- Property management companies

Greater Giving- 501(c)(3) dedicated to the awareness education and advocacy of mental health in our community.

Nowadays, Sam main focus is growing the FasterFreedom education brand by being very active on social media and offering mentorships to teach people how to achieve financial freedom and create wealth through real estate investing through his proven methods.

Most importantly he loves to spend time with his wife and beautiful daughters, Maisie and Eliza!

The main theme of this episode is never settle for a mediocre, confortable life which is unfulfilling. Find what you love, and go all-in.

There's one concept I teach more than any other; your circumstances are just a reflection of who you are. We often try to force new circumstances and outcomes for the emotional payoff - to try to fill some feeling or emotion that we lack. But instead, if you just get clear about that story and correct your internal state, new opportunities and circumstances will show up without force. Your circumstances are a reflection of who you are. Change how you perceive yourself, and life will meet you there.

The primary elements of this episode are:

1. The world you see is just a reflection of who you are. You never need to force new outcomes, but simply need to change who you are. 
2. Belief in yourself is a powerful and magnetic force. As you believe in yourself more, the world delivers more opportunities and circumstances which reflect your new state. 
3. Identify the common worries, doubts and fears that you have, correct them through reflection and dissolving the stories, and watch as the world around you changes without your need to hustle and grind.
