I spent 6 months learning everything I could about the suburb I was going to buy-in. I even created an 80-page document on the suburb and showed it to one of my mentors at the time. I remember
I asked him (after we spent an hour going through the document) if he thought it was a good investment property - he said he didn't know. At the time I was pissed off with his answer.
Looking back now the document I created was full of the wrong information because I was asking the wrong questions.
What I should have asked my mentor at the time was
1. Would you buy this property knowing what you know now?
2. What makes a great investment property?
3. What would you buy if you were 24 years of age and just starting out as an investor knowing what you know now?
