In this episode of The Real Build, I continue my series on What to do when building a custom home. In this episode, I cover what to look out for during the build. Here are the topics I cover.
When the contractor gets the Notice of Commencement – this is the start of the clock or build time frame. The builder must set the expectation of when things will happen and how long the build will take.
Know The process – Go check out my how it's built series to get a good idea of the timeline.
Concrete work, trusses, roof framing, roughs, drywall/stucco, interior primer, flooring, trim work cabinets, miscellaneous
Walkthroughs are important – Scheduled walkthroughs with the contractor.
Selections – This is a critical phase. Selections need to be made by a specific time and approved so that the build process moves smoothly - approve your selections or reselect when required.
Details about every selection so that customer knows cost associated. No surprises
Financial Details – Stay up to date on a budget, cost increases, and more
Everything in writing. Everything needs to be approved.
Proper supervision is essential – A Jobsite isn’t a free for all – Keep it clean.
Proper communication and problem solving – we are here to make the process better.
Punch-outs are crucial.
Final walkthrough with the client

One of the very first steps to building a custom home is Architecture. Hiring the right architect to design your homes is as crucial as hiring the right builder. The architect is creating not just your home's footprint but also how the home will operate. The more detail on a set of architectural plans, the beet. This will help the build process run a lot smoother.
In this episode of The Real Build, I sat down with architect Chris Colby. He has over 20+ years of diverse experience in design, planning and project management, and Client Development. Chris's expertise is in the field of K-12 and Upper Education Facilities and commercial buildings. He also does residential.
Chris has worked on numerous Architecture projects throughout his career of all sizes and budgets and has managed and provided documentation of multi-phased and multi-building projects. His experience in project management, construction practices, and the Wick's Law bidding process will prove to be an exceptional addition to your project. A true advocate for new ideas and innovation, he is passionate about K-12 design, outfitting our students with spaces for learning and exploration. He is on the leading edge in designing flexible spaces for small group instruction and individualized learning.
Specialties: architecture, design, project management, net-zero energy buildings, eco-friendly buildings, planning, commercial & municipal property planning, and Better School Design.

In this episode of The Real Build, I got the opportunity to have on Top Contractor coach Tom Reber. Tom and I had an in-depth conversation about the things contractors should be doing to deliver a better experience to clients. If you are someone looking to build a home, this is a must listen to episode!
Over the past several years, Tom and his team have helped 1000’s of home improvement contractors earn the respect & dignity equal to the value that they bring to their clients.
He understands you and the challenges you face because you ARE contractors.
One way he does this is through his Contractor Sales Academy training program.
For over five years, they have been training contractors to sell VIRTUALLY to their prospects. Nobody teaches this better than his team. they train them to connect with their prospects in ways their competitors never will, and in turn, they sell more jobs at 50% and more gross profit margins without setting foot on a prospect's property.

In this episode of The Real Build, I wanted to discuss what a customer should do when building a custom home. This will be a three-part series highlighting before, during, and after a build and what customers need to do. In this episode, I cover before the build. Some topics I cover are the following.
Financing - Must get this lined up - takes time - Plans - contract - Get initial paperwork done.
Lot selection - Get a builder's opinion - Finding a builder before purchasing a lot is excellent. I get customers lots all the time. I look at the dirt, seawalls, animals on the lot, set back restrictions.
Budget - Have this in mind - Starting with the lot and then home. How much do you have for both? Plan on having a little more to spend than what you initially think
Floorplans - Look at a variety of floorplans and pick elements you like from each. A custom builder can add all elements you want
Look at model homes, Builder portfolios, Pinterest, Houzz, parade of homes, Sand dollar awards.
Meet the team - Are the builder's team people you will be comfortable working with? How do they all work? What is there process of each person?
Timeline - Need to ask your builder for a rough timeline - 18 months to build a home need to know when selections need to be made. A rough idea of stages. The idea of payment structure. Selling a house have a plan.
Architecture/design - Is the builder involved in this process? Is there a designer? They should be engaged at the blueprint stage.
Know what you are getting - features list - ask a lot of questions - all about details. What is behind the walls? No blind spots do as much research as possible but ask ask ask.
Review contract - hire a local attorney to review. Ask questions and state your concerns.
Know the permitting process and what to expect.
The series will be scattered a little, so the next part I will cover during the build. That part will be launched in a few weeks

In this episode of The Real Build, I got to have a long-time friend Cason Parker on the show. Cason and I went to college together at The University of South Florida and have been friends ever since. I was excited when Cason asked me to come on my show because Cason is a financial advisor. With many shifts in the financial world and government happening, I had to have Cason on.
Cason is always willing to offer a helping hand or listen. This is what has brought Cason success. His goal: To help people make appropriate financial decisions throughout life. Cason is also a mentor to members of Sigma Alpha Epsilon at the University of South Florida and around the country in how to be better leaders and gentlemen. He's always looking for ways to help people grow. He strives to help people make appropriate financial decisions throughout life. Protection and process first.

In this episode of The Real Build, I spoke with Ben Beard, owner of Red Cliff Homes. Ben is a production home builder in Las Cruces, New Mexico. He specializes in homes that exceed client's expectations without exceeding their budget. Ben is also committed to bringing technical education to Las Cruces high schools. Red Cliff Homes seeks to bring technical education to young people to leave high school equipped with the skills they need to get high-paying jobs in construction and other technical, hands-on career fields. This was a big point Ben and I talked about. There is a lack of labor in the construction industry. Now it is more important than ever to get construction education back into schools.
Ben got involved with residential building as a high school student, where he took classes in general construction and electrical wiring. He then worked at a plumbing supply shop and as a framer before leaving on a 2-year proselyting mission for The Church of Jesus Christ of Latter-Day Saints. Upon returning from missionary service, He attended Brigham Young University and obtained a Bachelor of Science degree in Construction Management while working part-time to gain industry experience. After graduating in 2012, he moved to Las Cruces, where he worked as a Superintendent and Purchasing Manager for a local builder.
In 2017 he launched Red Cliff Homes with a dream to serve the Las Cruces community.

In this episode of The Real Build, I wanted to cover a huge topic in the construction industry: Material Increases. Demand is high, but supply is low. Construction material prices have risen so sharply in 2021 that the Associated General Contractors of America issued a rare Construction Inflation Alert. A move the group hasn't taken since 2008, citing a 12.8% jump of input costs for projects since the pandemic began.
Why the increase???
Last year, supply and demand issues caused by the pandemic led to shortages of supplies and record cost growth for some materials.
Residential demand led to a 36% increase in lumber and plywood costs from December 2019 to December 2020
Because of the pandemic closures, more people had free time on their hands. This led to more projects and home improvement projects.
On top of this, due to people spending more time at home, more people are looking for bigger homes. When construction started up again, home buying season was in full tilt. This lag in construction combined with increased demand has had contractors playing catch-up. With growing new-home construction comes more demand for materials.
According to AGC's analysis, lumber and plywood gain 62%, and steel mill products record a 20% jump since April 2020. Diesel fuel, the lifeblood of the heavy equipment needed to build major projects, has surged over 100%.
What does this mean for the construction market?
Market data suggests it's unlikely that lumber prices will fall significantly in 2021. The housing market continues to see high demand while the lumber supply lags. Interest rates are also expected to remain low throughout 2021, which will support both higher commodity prices and real estate.
