Time for some clarity. We talk quite a bit about "being consistent." You hear it from me, often, right here on this show. "Be consistent! The magic is in the consistency!" While that is 1000% true, many of you are probably wondering exactly what you should be doing consistently. Naturally, you need to be doing the right things consistently.

This week, we're joined by David Greenspan, host of the Mindshare Podcast, keynote speaker, and brilliant real estate marketer. He also happens to be Canadian! David not only has perspective of what is working north of the border, but down here in the States as well. If you say the wrong things, or say them the wrong way, you'll never attract as many buyers and sellers as you should be. On this week's episode, you'll learn what to never say in your marketing to potential clients.

Potential clients are judging us, in every way possible. As they should! They're always sizing us up to find out if they want to hire us as their real estate agent. Do we know what we're doing? Are we good at what we do? Will we be tolerable to spend the next month or more with? Can they trust us?

But if we want to be credible and trustworthy in the eyes of a potential client, then some things just cannot be said. This includes every single time they see a Realtor's posts, advertisements, emails, etc. Getting the messaging right, and keeping your credibility is key for any Realtor looking to build a long lasting local brand that consumers can trust.

Instagram Stories and Facebook Stories may just be the perfect medium for building your real estate business and making personal connections with potential clients. PLUS... I'm doing something really exciting and special at the end of the show, so stay tuned throughout.

This week you'll learn how Realtors and real estate brokers can and should be using Instagram Stories to get more clients. You'll hear which apps I love using to create better Instagram Stories and which apps I use for creating graphics and editing photos. But you'll also learn WHY Instagram Stories are such a gold mine for Realtors.

You'll hear specifically why I think Instagram Stories are the perfect medium to foster relationships with potential clients. Short of meeting people face to face, there is nothing more powerful for making personal connections with clients. In fact, I think Instagram Stories are even better than face to face, because you can have hundreds of people making deep, meaningful personal connections with you at the same time. Good luck doing that in person!

Realtors are like general contractors. We oversee the entire real estate transaction on behalf of our clients. Part of that is choosing the other players in the transaction, like our "subcontractors". We have a say in the mortgage lender that our client chooses, and tey rely on us to recommend a title company or closing attorney to handle the paperwork, record the sale, and distribute the $ where it needs to go.

Our role in the real estate transaction is crucial, and the partners that we bring into the transaction can make or break the whole thing. Anyone who doesn't think the title company matters very much is just flat wrong.

This week, Jeff Fargo from North American Title joins us to talk about why the choice of title company matters so much, as well as what kind if disruption the title industry is facing at the moment. Jeff Fargo is one of the title industry's brightest minds and he's had a very high level view of whats going on. Every real estate agent needs to hear this show, and hopefully they think twice about the title rep they refer their clients to.

Analysis paralysis is a real thing. We all suffer from it to a certain extent. But not all of us let is stop us from taking action and implementing the strategies we want to implement. But most of us do! Most of us get so overwhelmed by all the options out there that we do nothing. It reminds me of the quote "the confused mind does nothing." Truer words have never been spoken.

This week, I'm giving you permission, to give yourself permission, to forget all the shiny objects and do whatever the hell you want to. Whatever real estate marketing strategy or client acquisition strategy YOU want to do, you should do. Being a Realtor should be fun! Once you really focus in on what YOU think is fun, you'll start seeing some major success in your real estate business.

You can be successful doing just about anything. There are agents building big profitable businesses cold calling. There are real estate agents building wildly profitable businesses door knocking. Sending postcards. Running Facebook Ads. Producing YouTube videos. Doing a local podcast. And on and on and on.

Everything works, and nothing doesn't. Think about that. Everything works... and NOTHING doesn't. So if you do something, and stick with it, do it long enough, and it will work. But doing nothing gets you a bunch of nothing.

My hope is that the perspective from this episode will help you really focus in on what YOU want to be doing. What can can you see yourself doing 3 years from now? If you can't see yourself enjoying your strategy in a few years, then don't do it. Focus on something you WILL enjoy. This episode of the Massive Agent Podcast will help you do that.

Right now, today, it's pretty much a requirement that Realtors produce video to some degree. It's 2019, only a few months away from 2020! If you don't have a great online presence in a way where potential clients can SEE you, get to know you, and make a connection with you, then it's just a matter of time before you go out of business. If you can't be seen, you literally don't exist.

Video is the medium that makes you visible in the most powerful, impactful way possible, short of an in person meeting. When you not only hear someone talking, but see them talking, and see their body language while talking, connections can be made faster than just about anything else.

But video can be done in very simple, easy, and inexpensive ways. You don't need to go spend $1,000's on video equipment and 20 hours a week editing video to successfully use video to grow your real estate brand. In fact, sometimes the less edited and less polished the video is, the better it performs.

This week, we're joined by Tim Macy, a co-founder of RETV and a top-producing Realtor in San Antonio, TX who has built his entire real estate brand using video. He'll break down some of the most common misconceptions about what kind of videos real estate agents should be using, and share some of his best performing video ideas. Tim will share his thoughts on what kind of video equipment the average Realtor should have, and exactly how to get started producing video on a razor thin budget today.

Yet another open, honest conversation about the stuff that actually matters to real estate agents. This week, Kevin Kauffman joins us to talk about iBuyers, and whether they should be feared or embraced by real estate agents. Once you have the full story and have a better understanding of how iBuyers like Opendoor, Zillow Offers, and Offerpad work, you may be have a very different opinion than you thought you would.

If you only read the headlines, iBuyers are taking over and putting Realtors out of business at an alarming rate. If you listen to the pessimistic banter in pretty much any Realtor Facebook Group, you'd think that all Realtors will be completely obsolete by dinner time next Thursday, and that any seller who chose to sell to an iBuyer is just the dumbest piece of garbage on the planet.

Or, if you take a few minutes to actually educate yourself on iBuyers, you may actually feel differently. To really have a grip on reality and to better service your clients, you need to understand how iBuyers work; what they offer, what fees they charge, what their ultimate goal is, the difference between a brokerage's iBuyer program and an institutional iBuyer like Opendoor, Zillow, Offerpad, etc.

As with most things these days, headlines are extremely misleading, or at best, wildly incomplete. A little education and context goes a long way, and after this episode, you'll have the context you need to use iBuyers to your advantage. Providing more options to a potential home seller is a GOOD thing, and by doing right by them, you will certainly sell more homes. Now you know what to look for, and how to approach this fairly new, yet growing, iBuyer business model once it reaches your real estate market.

This could be my #1 favorite episode of the podcast yet. It was supposed to be about Facebook Ads for real estate agents, but ended up being soooo much more. At the recent Inman Connect Las Vegas conference in July 2019, there was a noticeable shift in focus from thought leaders, top producers, and real estate executives on stage.
