Property Lifestyle Mastery Season 2 Ep. 19 | Joint Venture Partners: Both Sides of the Story
You know those stories where something totally unexpected ends up changing your entire business?
Well… this week’s podcast episode is one of those.
It starts with a coffee (that turns into lunch)... and ends with Patrycja Hong & Chris Irvine building a smooth, scalable joint venture that’s helping them grow a property portfolio together.
I’ve brought them both on the podcast this week to share the FULL story — from that first chat to setting up a JV company, dividing roles, and raising finance… all without drama, stress, or overcomplicating it.
Pati and Chris share...
- How they knew they were the right fit to work together
- What actually goes into setting up a JV company (yes, the legal stuff too!)
- Why boring Buy-to-Lets might just be the smartest strategy
- And how shared values make EVERYTHING smoother (especially when life gets messy)
If you’ve been curious about joint venturing — but also a bit scared — this convo will give you a peek behind the curtain of how it can actually work… when done right.
JV Credibility Snapshot: Where Pati & Chris Are Now
- Known each other just 1 year - worked together for the last 9 months
- Purchased 3 properties together (with the 4th deal already agreed!)
- Completed 2 refurbs, well underway on the 3rd
- Raised £250,000 in investor finance
- On track for a +£500,000 portfolio once deal #4 completes
- And the best part? They’re just getting started.
Chris Irvine’s Property Journey
Started in property properly in 2017. Slowly built a small portfolio of BTLs, serviced accommodation, and even a tenant buyer in Northampton.
Learned the hard way: using his own money, buying at market value, and leaving too much in deals.
It wasn’t fast… but it was full of lessons - and it laid the foundation for doing things differently today.
Patrycja Hong's Property Journey
Patty & her partner first dipped into property in 2021.
That first refurb took over a year, as they tried to do everything themselves.
The second project was smoother - but they still hadn’t treated it like a business.
Spent too long dabbling in different strategies… until 2024.
That’s when everything changed:
✅ Found clarity
✅ Defined their vision
✅ Committed to one strategy
DMA gave them the focus and structure - and they’ve been in flow ever since.
