  • How to Adapt Your Investing Strategy to Changing Market Conditions

One of the greatest lessons Simon’s learned during his journey as a property investor is that you need to adapt your strategy depending on the market at the time. If anything, the recent situation in the world has shown us how vital it is to be able to pivot depending on the conditions out there.

In this week’s show, Simon talks through the importance of adapting your strategy, when you need to do it, and most importantly, how!

    KEY TAKEAWAYS

    • When purchasing a property through auction, we must be devoid of emotional connection. Set a target, and if the price exceeds that target, then stop bidding.

    • Beginning with one strategy at the beginning of his journey, Simon soon learned the value in expanding his knowledge, and subsequently his arsenal of strategies, allowing him to engage in multiple deals at once.

    • Markets sometimes collapse, meaning whole avenues of revenue are suddenly closed. It’s vital to have several pathways to investment to fall back on in these cases.

    • Don’t be afraid to strengthen your portfolio by selling low revenue-generating properties and re-investing the money in higher revenue-generating ones.

    • In times of financial trouble, people will always want to save money. Cohabiting is ideal for this, as the costs are lower, so HMOs might be an effective strategy if recession hits.

    BEST MOMENTS

‘You don’t know what you don’t know’

‘Recognise that change is going to happen’

‘By selling one property a year, you could make £24,000 of tax-free income!’

’Some of the most successful businesses in the world were created in times of recession’

  • Opportunity is Everywhere

Opportunity really is everywhere, even in the challenging situation we’re facing today. Things may seem bleak, but by developing a positive mind-set we can always find ways to succeed in the face of diversity.

It all begins with changing the way you think. It starts with recognising an opportunity when you see it, and being brave enough to take it.

    KEY TAKEAWAYS

    • The foundation of a healthy mind-set is to keep positive. There are opportunities in every situation, even the bad ones. Remember that there are no mistakes, only lessons.
    • Remember that any time you currently find yourself with can be put to amazing use by developing ourselves in incredible, empowering ways.
    • The way we conduct ourselves during this time of crisis will have far-reaching effects in the future. Our business acumen will be a deciding factor in deals to come when this is all over.
    • Could your SA property be repurposed as isolation units? Could your HMO provide a far more cost-effective form of accommodation to single-renters? Look for the re-purposing opportunities within your portfolios
    • Now’s a great time to be talking to estate agents. Build those relationships. We’re about to see a huge wave of properties come on to the market at low prices. This could be the time to add to your portfolio in a huge way.

    BEST MOMENTS

‘When you make a permanent decision, make sure you you’re not being influenced by temporary situations’

‘Rather than look at doom and gloom, think about how we can move forward here'

’Think about the property you’ve got, and how that can be repurposed’

‘We need to adapt. We need to adjust’

‘Property positivity is crucial for your sanity right now!'

  • Surviving COVID -19 & The Effects on Your Property Business

COVID-19 has thrust a whole new set of challenges upon the world, and so to address this properly, Simon has temporarily elected to talk not about property investment strategies, but how you can protect yourself in the face of upcoming challenges.

In this week’s show, he talks you through how to deal with such instant issues as what to do if your tenants can’t afford to pay rent, how to deal with the sharp impact on serviced accommodation, and where to find the positive opportunities right now.

    KEY TAKEAWAYS

    • The fear being alongside the virus itself, is actually more contagious and worrying than the illness. People are terrified, and are having their fears compounded by the escalating hysteria on social media and news reports.
    • By focusing on what we can do, rather than what we can’t do. The most important thing to do immediately is adjust that mind-set and focus on productive solutions and positivity.
    • One of the best ways of ensuring you stick to social-distancing regulations is to act as though you already have the virus. Work remotely when possible, and be responsible for not making the problem any worse.
    • As a landlord, check in with your tenants, work with them to find a way through any monetary difficulties they may be experiencing. There are rent reliefs out there for both you and your tenants. Make sure you’re both up to speed on current government legislation.
    • Ensure your mortgage payments are still made, but do remember that the government and mortgage companies have made allowances, including reliefs for buy-to-let mortgages. If you need a payment holiday, then make sure your mortgage company are kept informed.
    • This is providing a valuable lesson in diversification. Many people have all their eggs in one basket, and a huge takeaway from this experience is that we need to spread our interests, so as to ensure our robustness in times of crisis.
    • Try to repurpose your serviced accommodation properties whenever you can. SAs can be easily turned into HMOs. The profits might dip slightly, but it’ll be another form of income
    • The importance of a cash buffer has never been so critical. Even if it’s an overdraft or credit facility, get one in place. Stay out of it whenever possible, but do use it if the situation becomes difficult.

    BEST MOMENTS

‘Fear is false expectations appearing real’

‘It’s really important that we work with people’

‘Co-operate and see if there’s some sort of win-win’

    ‘Always have a cash buffer’

‘Fix your oxygen mask before you help other people'

  • Commercial Vs. Residential Property Investing

As a successful property entrepreneur Simon is often asked what his preference is and why when considering commercial versus residential property investment.

In this episode, Simon shares the differences,  for a property investor, between purchasing residential and commercial properties and the processes any investor needs to understand.

He shares some great advice based on his extensive experience and expertise as an investor on which is the best area to begin in if you are new to property investment and how you can extend your portfolio if you understand the processes and are able to work creatively with opportunities. There is great advice that will help investors who are at the start and those who are further on in their property investment journey, along with a very special offer, listen in and hear more.

    KEY TAKEAWAYS

    • For most people, residential property is the best place to start property investing because everyone understands what’s required in a residential property.
    • Commercial property investing usually requires more money, although there are creative ways to invest in commercial property with low money down.
    • It is vital that you understand, as an investor, that commercial property is more vulnerable to changes in the economy, whereas we always need places to live.
    • You can buy commercial property within your pension. Your business then rents from your pension putting money into your personal pension fund.
    • As a business owner if you invest in premises that can also be used by other companies then your business can be in the property for free.
    • With the right deal, commercial property can be very profitable.
    • With commercial rental, you are renting out the shell of the building and the tenant takes responsibility for the internal fitting.
    • As a commercial property landlord, you have more rights than a residential property landlord.
    • In commercial property, you can significantly increase the value of the property by increasing the rental income
    • Commercial and residential property are valued in different ways
    • Residential is based on ‘bricks and mortar’ valuations, where like for like are compared.
    • With commercial it’s based on the rental income; the size and structure of buildings can be similar but if one has a higher rental income it has a higher value.
    • There are more mixed commercial and residential property coming to market.
    • You can work successfully with commercial properties if you understand the process and are able to work creatively with the opportunities.

    BEST MOMENTS

‘I bought a number of care homes and then converted them into apartments and sold them on the open market’

‘When you get it, right commercial can be far more passive as an income than residential investment’

‘He spent 20 dollars on a property to increase the value  by 2 million dollars’

  • How To Invest Successully Outside Your Area And Abroad

In this very special episode, Simon tells you why and how you should be investing in properties that aren’t in your area, and even properties in another country.

He’ll go into detail about his own experiences in doing this, why and when you should be investing away, how to use property deal sourcers to help you, and how to find effective sourcers who know what they’re doing.

For those looking to expand their interests and broaden the scale of their property empire, this is the show for you!

    KEY TAKEAWAYS

    • Investing in the areas you know is always the best step initially, You have local knowledge of quality, price and other factors that can help you determine the best deals to go for.

    • When thinking about buying outside of your area, you need to take a few things into consideration:
      • You need to make sure you have hold of a good deal in the first place
      • You need to think about the ongoing management and maintenance of the property

    • When you buy a property overseas, you do have to put your faith in agents and sourcers. They need to have your best interests at heart, and unfortunately that isn’t always the case.

    • If you’re based in the UK, then Simon strongly recommends investing here as there’s so much in the way of opportunity. The best and main reason for looking outside of the country is for a lifestyle reason. If, for instance, you are looking to retire to a certain acountry in the future, this would be a good reason to invest in that country now.

    • The best reasons to invest in the UK are:
      • It’s a hugely popular and attractive place to live
      • The tax breaks and health system appeal to people around the world
      • The values of property, and the rent on properties, tends to rise without too much risk
      • Anybody can invest here

    • The best way of investing remotely, whether in the Uk or elsewhere, is to find and connect with, good property deal sourcers that have your interests at heart.

    • The most effective ways of performing due diligence on your prospective deal sourcers are:

      • Make sure you understand how they work, specifically their terms and conditions
      • Make sure you never ever pay a fee to a sourcer upfront! The first payment to them should be a reservation fee upon them finding a deal that you like

When you get good at finding deals you will find more than you can actually do yourself and this means you can start selling the ones you don’t want and generate a substantial income. Just because they are not right for you doesn’t mean they are not great deals; they are just not right for your strategy.

    • In the UK there are no qualifications required to be an estate agent but you must be registered with an ombudsman such as the TPO or the PRS these are independent bodies who will act as arbitrators in case of a disagreement between those involved.
    • You should have public indemnity insurance, as this will cover any situations where someone may look to sue you.
    • You need to be registered with the information commissioner because you are holding the data of buyers and sellers you will also need to be aware of and comply with GDPR.
