Look around for large properties and properties located on large plots - This is a numbers game, the majority of homeowners you approach will not want to sell their property but if you approach enough people and follow up, you will locate properties in this way.
Approach local shops and businesses - Many small businesses close when the owners retire so there may be the opportunity to purchase the property and convert from commercial to residential use.
Speak to local councils and charities - They often have properties that are surplus to requirements. These can be properties such as care homes and community centres.
Approach existing landlords in the area you want to invest - If you just send one letter its unlikely to have an impact you have to undertake a campaign of letters and consistently follow up.

Motivated sellers are people who need to sell their property quickly. They have some sort of property-related problem. Because of this, they are more flexible on the price and the conditions of the sale

You have to initially position yourself with the estate agent so they believe you are a credible buyer and most investors get this all wrong.

You would think it would be the perfect partnership – investors who want to buy property and estate agents who have property to sell but it requires knowledge from the investor to make the partnership work effectively. Listen in to this episode and find out how.

-Have you got any properties that are smelly? – if you buy a smelly house the seller moves their pets with them and the house is no longer smelly
-Do you have any properties you can’t sell? – this is where you are helping the agent with hard to sell properties
-Do you have any cash only properties? – you can buy these in a creative way using advanced strategies that most people won’t understand.
Working with estate agents is a great way to get property deals if you know the right questions to ask.

It’s difficult to make an impression with people. You got to be your best self when approaching them, when talking to them.

On Simon’s very first property purchase, he didn’t really have a choice who does who for him. He knew nothing on building a team, so he just went with what others suggested.

And when he went to talk with his bank and told the representative about his plan to rent the property out to university students, it was met with criticism. He was told it was too risky.

The first person should be a specialist mortgage broker. Someone who’s independent, not connected to any bank, has access to the mortgage market, and also an investor.

Note: There are also many property investing strategies available out there that don’t need mortgage.

Get someone who has more experience than you. You can find the experienced ones through word of mouth, recommendations from your trusted colleagues.

The second person is a convincing solicitor. Someone who can buy and sell properties for you.

For Simone, he got stuck in the ‘landlord trap’—he stopped buying properties and put all his time in managing his existing properties. Hire the best agents, so you won’t ever worry about your properties.

Find the great builders in your area. You can speak with other property investors, agents, or landlords, and ask who can they vouch for.

Dealing with real estate/property tax isn’t easy. Hire an accountant who specializes on it.

Myth # 5: You need a LOT of money to afford HMOs.

You do not necessarily have to buy the HMO; you can pick them up on a rent-to-rent agreement or on a purchase lease option.
