What we're going to do is talk about something that I just went over with one of my students, one of my coaching calls, and that is, should I skip this niche?
And it's a great question because some of you may be thinking I would love to build a niche property around this niche. 
I'm not sure if I should, because well, not even if there's enough traffic there, it just might be harder to create a niche property in. 
It might take longer, and it might be harder to create content, all of those things.
Let's say that you are passionate about a niche and maybe thinking of doing a niche property. 
We have to start thinking to ourselves, what does that look like for us to build this thing?

After talking to so many people and seeing a common thread here, I learned. So that's where I'm coming up with this 70/30 mix that increases results and growth. 
I'm talking about 70% of your time should be working on things that can create a result. So I'll give you an example that everyone can understand. 
We can read a book about getting in shape, but if we don't get in the gym, we never will get that result.

Welcome back to another Monday mindset. Today we're going to talk about three different areas of creating and focusing on assets.

That can be a complete game-changer. This goes for everything in life. I recently had a conversation with my wife's cousin's daughter. 

We were talking in general about life and why it's so important to create something that can continually benefit you.

• How do I go out there? 
• How do I, how do I create a service for someone? 
• How do I help someone with one problem? 

Let's say you have a pest control business. Customers come in once a month to have pests in their houses treated. 

It could be a pool company, and they come out and service your pool. 

It's one-to-one a lot of times, which is great. 

I like to look at how we create something that can keep on giving, day after day, week after week, and year after year. 

For all of you who have been listening for any time, you know, I talk about evergreen assets or niche properties, meaning that they don't go, they don't go stale.

Today, we will be talking about two niches to avoid and why. 

I recently did a coaching call with a gentleman. He wanted to dig into four different niches, and he wanted my opinion. 

He wanted me to help him narrow it down and validate it. The validation part was pretty easy. 

We validated them after we narrowed it down to two different niches. We removed two because I want to avoid those two. 

I'm going to share those with you. And once we got it to where we are down to two, I was able to validate it within 15 minutes. 

Now he's off to the races and ready to start building his niche properties. So let's kind of dig in here. 

Let's talk about deadlines. If you are not using deadlines in your life, you are missing out on massive results in your business.
I've noticed this for years when I figured out that deadlines are a huge motivator. 
They're a massive boost in sales a reason to do something right. A deadline works for you if you are trying to get stuff done. So I'm going to give you a couple of different examples here.
We will talk about why they're so crucial with deadlines. I recently used this for one of our new training, our keyword goldmine, and I will give you the backstory on how I thought through this process. 
I will talk about the productivity side of deadlines and how I also use that to help me get stuff done.

I want to talk about something that we all experience and it's something that could hold us back. 
It could also play with our minds because we have these voices in our head that keep going over what we're mainly focusing on. Life sometimes gets in the way, and we have to deal with these things. These life interruptions can pull us off of what we're supposed to be focusing on.
We feel like we're just stuck because we don't want to move forward until we take care of this problem. 
It was scary when I pivoted from the Amazing Seller to Niche Properties.
I was doing that pivot. That was a big deal because I knew that if I stayed on the Amazon train, I was still selling e-commerce stuff and, you know, products and all that stuff.
So I was teaching it. I started to get out of that, and I got more into this space that I'm at now, which is this niche property.
