Tenants are customers. When was the last time you heard this? Probably never. They aren’t seen or treated like them, perhaps this stems from the government's pathetic treatment towards good landlords, this creates a divide between us. We personally feel it, from the laws that are against us… anyway, rant over.
They pay the mortgage, and your profit. So, they are like any other customer in any business, except a little trickier as you can’t just get rid of them, and it’s not easy to deal with non-payers. This is why it’s vital you get it right at the start. If you create a great environment, then you will find great tenants who want to look after the space. Right?
So, why don’t we think of the TX (Tenant Experience)? Jess is a Leader (get it) at this. It’s at the forefront of her investments, ethos and interior design. Tenants notice the hard work she puts in, and Investors work with her because her core values are important to her, and the bottom line.
We discuss what you can do to find awesome tenants, how to vet them, and what design tricks you can use to do better.

Instagram is our favourite Social Media platform, it combines so many functions and features that work very well in Property. However, it’s not easy to set up, scale up and build a community. It takes time, consistency and following some core guiding principles.
Chris Taylor is a master of IG, he knows what he’s doing, and his sales records prove this. James is also doing training with him at the moment, so he co-signs him.
We talk about the good and bad of IG, common mistakes Property Investors make, how to be epic at IG, if you really need a high tech camera and mic, plus much more.
Instagram has been so powerful for the Duo, in many ways. If you’re not on it, what’s stopping you? Have a listen to us.

Saif is a master of detail. What he doesn’t track, measure and improve isn’t worth talking about. His attention to detail and numerical skills are incredible, and he applies these so well to Property Investing, something we could all do better. Working with Builders is tough, it really is.
We clear this up with Saif, and also between Tej & James, as we all have some horrible and wonderful experiences with Builders in our time. Lots lost, lots won.
If you are new to property or want a reminder, this episode is THE guide to managing builders. Plus the usual laughs that come from the infamous Property Duo.
