Have you heard of this BAN?
Boilers are currently pretty integral to the heating and hot water in a house, but Gas naturally brings risks, costs and environmental damage.
So, what are the government doing (or claming) they are going to do about it, and how does it affect you?
Talking to us today about the ‘Boiler Ban’ and what that means to us is Dean Adkins.
Dean is a veteran of the British Army who invested in property from the age of 19 using the money he’d saved during his first tour to Iraq. He build a decent portfolio in South Wales in the years following his first purchase and completed a degree in Construction Project Management all from a laptop while deployed around the world. He left the Army after 7 years to pursue his property dream and went on to study Building Services Engineering at a local uni and trained to be an Electrician while working for a local property developer. Fast forward 10 years and along with his growing private property portfolio, Dean is based in London and has his name on over £1.2bn in construction projects across London and is classed as an expert in the industry. Alongside his property business he also owns a Building Services Commissioning business and a property surveying company that specialises in snagging properties for purchasers and snagging renovation projects.

What is the appetite from Lenders, and how can we effectively work with them.
IF you're doing a BRR or a Flip, you'll likely be considering Investor Finance, but Bridging is a very powerful tool that can be used alongside or in place of Investors.
Have you heard it's expensive? And they are just sharks? Well, that's wrong. We talk about the likely fees, rates and costs when Bridging, also deposit requirements and checks from the Lenders. We touch on BRIDGE-TO-LET Products too.
How to find a good broker, and how to work with them.

I'm making my goals public, for the first time ever.
Why not? I don't mind really. This will help keep me accountable, but also take you through the mental process that I use to form my goals, using the SMART model.
I've set some ambitious goals, but given how many mistakes I've made, what I've learnt and how I can do much better, I know what I can achieve.
I hope this inspires you. LET'S GET IT CLASS OF '21!

What a range of fantastic deals, I'm grateful I could film some content on-site at the 3 key projects EXP have worked on lately. It was great to see the quality of finish, interior SWAG and the creative approaches they use.
Their pipeline is big, and given they boh have such different skill sets - they come together to work so well, and combine those strengths and passions.
Here's the figures from their Mixed-use Commercial in Reading:

Well well, 2020 you piece of trash.
Yes we've all learnt lots, and loved (or hated) our families and pets a little more, felt locked in and seen the world's economies teeter on the edge...
It hasn't been a great year, for most of us. I personally should have had at least 30 BTLs BRRs in 2020, but I finish with 12. I stopped buying when Corona hit, and well, maybe I shouldn't of? Seeing as prices went crazy and defied what most thought, great chances to buy and flip stuff in auction with actual ease.
Alas, hindsight is a wonderful thing isn't it. The Property Market has been fun.
Anyway, I share my highlights and the bad times.

Today I talk you through some things I held strong opinions against, but I am totally open to now. I think it's important to review our previously held belief and question why we had them, and if we think differently today, and why.
Thanks to everyone who's signed up to my eLearning Platform already - great to have you.

The term 'joint venture' is often used without much - if any understanding of what it means, or might mean, legally.
It can often be used as a 'sexy' way to draw in investors to part with their money.
I'm completely flexible but have in mind a conversation geared around investors in property, what and how things can go wrong- with a smattering of high level examples from Alex' work acting for investors (including HNW individuals, international investors and lenders) in disputes nationally, and his views on how to avoid them ever happening.
JV's can take the form of multiple legal wrappers and outcomes can range from being a great way to bring different people/experience/input to the table (time, money, knowledge); with positive outcomes ('the good'); where something unforeseen happens (no profit, only loss; market changes; wrong wrapper for tax etc) 'the bad'; or those always geared around ripping off the investor ('the ugly').'
Alex initially trained as a Barrister (non-practicing) before cross-qualifying as a specialist commercial and property litigation solicitor. Prior to becoming joint owner of Helix Law in 2013, he was Head of Litigation and one of the youngest partners in the region in a large firm based in Eastbourne. Comfortable and experienced litigating against large international City firms, he has successfully resolved complex commercial and property disputes for clients ranging from large international businesses and property investors to individual business people.
Alex is an accredited commercial mediator and he is increasingly asked to advise on contracts, risk, dispute avoidance and exit strategies. He also continues to develop and innovate our products, services and funding arrangements with the aim of making specialist litigation services more transparent and accessible.
