In this episode of The Real Build,  I wanted to talk about the trends I see in the homes we build. People ask what other customers are doing, so I decided to list them from exterior to interior. Here is a list of what we are doing:

Exteriors - clean, smooth stucco, wood brackets, no brackets, modern making moves

Roofs - still tile and metal

Paint colors - light colors - whites

Garage doors- more customized - modern glass or carriage style, A lot of brown doors

Garages - heavy epoxy - HVAC - Freezers Sinks - MORE SPACE

Pools - Blue tiles and pebble - Infinity - water features

Pool deck - oversized stone pavers or tile - non slip

Outdoor lanai - more covered area - ceilings - bars - entertaining

Outdoor living space - fire pits, fireplaces, paver pads by the docks

Landscape - Stand out - more color - Hide HVAC Generators.

Front door - Let the light in - metal doors in Florida. 

Countertops - quartz, exotic stones like onyx, Porcelain countertops starting to be a thing - can repeat patterns.

Backsplashes - Large slab porcelain, quartz

Custom hood vents that stand out

Flooring - Tile and wood mix

Cabinets - still shaker doors, some modern styles

Trim - less is more. Pop the ceiling details, clean casements, and moldings

Stairs - custom rails, solid wood treads, and risers

In this episode of The Real Build, I wanted to talk about the 75hard challenge and how it helped me in so many ways over the last couple of years as a broker and a builder. 

So what is 75hard?

2 - 45 min workouts, one outside and one inside

1 gallon of water

Read ten pages a day

Must stick to a diet 

Daily progress picture  

No alcohol

What I gained from it 

Consistency – 6 things daily that you must accomplish with no compromise or excuses.  

Physical change - After dieting and two workouts, you will see a physical change, bringing more confidence. More confidence with everything like meetings and sales. Higher confidence better performance.

Reading -  I got back in the habit of daily reading. 

Clarity – In a constantly changing construction environment, having a clear head helped me tremendously with many difficult situations and continually having to pivot.

Diet – I needed this. Having a healthy diet made we sleep better, feel better, and wake up with an overall better mood.  

Sleep was phenomenal, which made me want to tackle the day. Energy levels were better. In a Fast-paced real estate environment was more alert. Could deal with issues faster or get deals done smoother.

Helped with stress – with real estate and construction, there are a lot of stressful times, especially today – supply issues, labor issues, price increases, build delays. 

The Bad

Time – This was tough. Being a real estate broker, you are on the clock all the time. Being a contractor, you go to work early and come home late. So waking up earlier and going to bed later because of the second workout, my days flew by.

A release to relax – I'm not a heavy drinker, but I do like my occasional drink with my fiancée to relax on a Sunday. We enjoy our time together, and we did during 75hard. But in this crazy real estate and construction world, not having a drink here and there was really tough.

Less time with friends and family.  – Time wasn't always on our side, working late or working on the weekend and going to an event where more than likely, everyone was drinking.  

Exhaustion – I know I said energy levels were better, but there were many days when I was just burnt out physically and mentally. Have you ever read a book but couldn't process anything because you were so exhausted. That's how I felt.

Overall the good out wayed. The bad in this experience. I feel like a new person again. I feel good. I feel like I can seriously take on anything I want to. If you haven't done the program, do it. If you are struggling, do it.

In this episode of The Real Build, I wanted to discuss the closing process and how we go about the final touches in the homes we build. This has been heavy on my mind because we currently have two houses we are closing on. It is a lot of leg work to get everything finalized.

Painters, Trim Carpenters, Cabinets, appliances, tile, countertops, electricians, low voltage, and more! People are running around in all directions.

So what do we do to deliver the best product we possibly can to our clients and this should go for all builders.

Punch outs -

-Establish a date that works for everybody - Don’t rush - Customers, you have to understand if you rush the builder, things will get missed. Give your builder time.

- Walk the house and make a list - Write down all tasks that need to get done before the closing date. This is a must for the builder

Customers, it would be best if you did it too. Walkthrough with the builder and compare notes - yes, this takes more time, but time and communication matter in a custom home. Once the builder has the house clean, walk around, make your list, and compare it with the builder.

The Blue Tape, We should buy stock in rolls of it. - What am I talking about? This process is a crucial process to the closing of our homes. We go around room by room and look at every detail in the home. If there is any imperfection, we mark it.

When we punch out, we want perfection. Trim, walls, tile, cabinets, counters, caulking, closets, ceilings, outside, pavers, everything gets looked at. Even the tiniest details are marked.

Get all inspections finalized a week before the closing. You need inspections done to close. And get a C/O. So get them done early to have plenty of time to focus on the punchouts.

Clean - The home should be cleaned a couple of times, once before punch out and another before the final walkthrough

Double-check the list

The final walkthrough with the clients and make sure all items have been finalized.

In this episode of The Real Build, I talk about the state of the home building industry and where I think it will go. I talked about how we continue to face material increases, supply chain disruptions, and labor shortages. As these things may not completely disappear in 2022, there is optimism that things may ease.

We continue to face a lack of labor force nationally in construction. It has been hard for us to find employees along with our subcontractors.

Home prices continue to rise with rent forcing workers to find more affordable housing. But higher inflation may push people back into the labor market. It also costs our subcontractors and us more money to keep our current employees.

Material prices continue to stay elevated, and I think we continue to see fluctuation. Experts are predicting prices to decrease in the second half of the year. In 2021 we saw almost a 14.5% increase in material cost.

There are shortages and long lead times around 18 to 24 weeks for many types of building products like appliances, cabinets, flooring, tubs, light fixtures, electrical, windows, slab doors, garage doors, I-joists, HVAC compressors, adhesives, paint, drywall, and PVC.

To help with supply problems, home builders are limiting plan offerings and customer selections. They’re requesting that Many customers make selections upfront and pick backup choices.

Builders began 2022 with large backlogs and runaway cost increases. To cover those costs and slow sales to reduce their backlogs, builders aggressively increased sales prices.

Is a crash coming?

I hear this a lot. People are saying they will wait for a market correction or crash. 2008 rocked the real estate market - But lending is much stricter now. Demand will remain strong. I don’t think we will slow down anytime soon.

My main concern, like every builder, is solving the supply chain issues and controlling inflation.
