In this episode, Avery speaks with Josh about his interesting entry into the world of real estate and the success that he has reached today across multiple fields. Working as a commercial producer, Josh got cancer which opened his eyes to the risks of only having a single stream of income. Josh discovered real estate while he was still sick as a way of diversifying his income and maximizing his gain. Josh now works through many different markets and has both short-term and long-term rentals throughout the country.

 

Josh and Avery speak in-depth about the differences and similarities between a variety of rental markets ranging from Kansas City to the Smokey Mountains. They speak about the specific intricacies of each market from purchase to managing long-term. Josh extrapolates on his experience renovating rentals and techniques one can use to prevent maintainence calls and minimize loss, as well as what he typically looks for when picking a property. Lastly, Josh speaks about his unique experience managing properties as his side hustle, and how a rental property can essentially be a long-term savings account for those with other jobs.
