  • How to Ask For Private Money Properly

In our last video we discussed where to go to find those special three groups of people that will become your “forever fish.”

You don’t remember what “forever fish” are?

Well you must have skipped over one of those last videos. If I were you I’d go back through those last few emails and listen or re-listen to those modules first then come back here.

You don’t want to be that person that skips to the end of the book to find out how it ends do you?

So now that we’re all caught up to speed..

When you are at one of the chamber functions, inevitably people will walk up to you and ask you what you do. How you answer may very well be the difference between adding another 7figures to your investment funding, or adding another fail in raising capital.

Imagine Mr Moneybags walks up to you. You’ve heard rumblings from other members that he is worth 8 figures and is looking to diversify.

    Scenario 1:
Mr Moneybags: “So, Mr Trang what do you do?”

Me: “I do real estate investments.”
Or let’s say I say this, “I buy and sell houses…”

Mr Moneybags: “That’s great, nice to meet you. I’ll be spending my money elsewhere.”

What was the fail in regards to this introduction? I failed to understand what he was really asking me. He wasn’t asking what I do for a living. He was asking what can I do for him. Let’s try again, with that understanding.

    Scenario 2:
Mr Moneybags: “So Mr Trang, what do you do?”
Me: “Well, I have a business that helps business owners possibly like yourself take control of their retirement, by offering them solid investments backed by profitable real estate earning them up to 18% on their money.”

Mr Moneybags: “Tell me more.” Or “Let’s set up an appointment so you can tell me more.”

Did you see how the power of presenting the benefits of what you do instead of the features will get you much better results?

These techniques have been used in the real world and have been proven to be so effective.

I’ve been telling you that we’re doing something big. Well, my mentor has agreed to doing a zoom call to go into greater detail on all the strategies and tactics you’re going to need to use to take advantage of this volatile and uncertain market. • Where to Find the Best Private Money Lenders

So in the last video we talked about the 2 questions you should ask every one of your sellers at the closing table.

And in the video before that, we discussed the 3 types of people that make great private lenders…

Oh you didn’t see them? Go back now and check them out… go on.. we’ll wait for you…

Ok so now that you’re all caught up, let talk about how we use the information of those 3 types of lenders, and where to find them. So where could we find all these business owners, licensed professionals, and real estate professionals in one place so we don’t have to do a throw it against the wall and see what sticks mailing. Drum roll please!!

If you haven’t joined your local chamber of commerce yet, stop what you’re doing, call them now and join immediately! For those of you that need a reason, we’ll give you 3.

    1) When you join the chamber, along with the welcome pack you will also receive a list of all the members and their contacts. You could market straight to this list exclusively and probably raise all the capital you would ever need.
    2) Chamber members take each other’s calls. As a member, you have built in credibility, and as I mentioned, raising capital is 100% about credibility.
    3) At least once a month, the chamber puts on a function with one sole purpose in mind, to put you in front of all their business owners, licensed professionals, and real estate professionals, in a relaxed relationship building setting. Now if that isn’t like shooting fish in a barrel I don’t know what is.

Bam, if I had a mike to drop right now I would be dropping it. I told you that we were going to show you things that you haven’t heard anywhere else…

Now in the next video we are going to take it one step further… we are going to tell you exactly what to say to those business owners, licensed professionals, and real estate professionals once you actually meet them.

Oh and now I can tell you that we are only — days away from our big reveal, and I couldn’t be more excited. I know I said it before, but the stuff that I’m sharing here is all a result of my collaboration with my personal mentor and believe me when I say that we are just touching the tip of the iceberg. So stay tuned…

  • 2 Questions You Must Ask Every Seller

If you watched my last 2 videos, you’ve no doubt realized that I have a mentor helping me navigate today’s interesting landscape. If you recall, he made it through the 2001 and 2007 recessions.

I am so excited about the stuff I’ve been learning and getting to share with you, and this is just the tip of the iceberg.
So if you remember, I promised you 2 questions that you could ask your sellers at the closing table, which could make you unlimited profits, well here they are…

There are 2 questions 99% of all investors forget to ask their high equity seller at the closing table, and as a result leave hundreds of thousands of dollars if not more on the table.

Question 1: what else do you have? My mentor bought a 240 lot MHP in TX a few years back, for 750k. 100k down 650k in a SECOND. No payments or interest on the 650k for 1 year.
He asked the seller question 1. The seller’s response was that this was his last MHP. He had 5 others that he had sold over a year ago and this was his last.
Imagine if my mentor had dealt with him 1 year before? He could’ve bought all six that way, and might have been a 7FigureSitter by now.

Question 2: what are you going to do with all that money? Raising private money is not a little bit about credibility, it’s all about credibility. Now, when you are sitting across the table from them, as they are receiving a check, having proven your a man or woman of your word. You’re a deal maker. And you obviously have great taste in houses, heck you bought theirs. You will never have a higher position of credibility than you do at this minute. So when you ask question number 2, this is most likely how it will go.

You: “So, Mr house seller, what are you gonna do with all that money now that you’ve sold the old house?”
(The answer is always the same!!)
Seller: “Well, I was planning on paying off some bills, doing something nice for the family, then putting the rest into a CD.”
You: “You know, most of those CD’s don’t offer more than 1-1/2 to 2%. What if I told you that you could make anywhere from 6-8% investing with me in solid real estate projects just like the one we just did with you. Did you realize that the deal we just did was through a backer that was once just a seller just like you? Now he’s making 6-8% on his money and couldn’t be happier.”
    Seller: “Really, Tell me more.”

You may have to re-review the info I just gave you to make sure it sinks in. This tip alone could net you millions of dollars to your bottom line!!
So You remember in the last email how we talked about the 3 types of individuals that make great private lenders? (If not go back to that email and check it out) well in the next email I’m going to show you how where to find these people and how to use that information raise as much capital as you’ll ever need.
Oh and we are getting closer to the big announcement on our collaboration that will help you to be able to take advantage of all the opportunities that will come out of all the volatility of this uncertain market….

  • Who do I Raise Money From?

After raising capital for decades, my mentor came to some conclusions regarding private money.

The first is that 99% of all private lenders will fall into 3 categories, (the 1% is set aside for the anomaly like lottery winners or inheritances) those 3 categories are Business Owners, Licensed Professionals, and Real Estate Professionals.

If you look at private lenders you’ve worked with in the past, check out their pedigree and I’m sure you’ll come to agree with him.

    1) Business Owners: why biz owners? Because, they are a unique breed…entrepreneurs, thus more likely to think outside of the box. Also, they have no one to contribute to their retirements. For this reason, business owners are more likely to have Individual Retirement Accounts, which can be converted to a self directed IRA.

    2) Licensed Professionals: These are the doctors, lawyers, engineers, etc… Based on their higher education alone, they are more likely to realize that they need to diversify their investments and retirement funds. Again, more likely to have an IRA or be open to opening one up.

    3) Real Estate Professionals: These include RE brokers and Realtors, mortgage professionals, surveyors, appraisers, contractors, and of course investors, etc.
Why them? Well, they also fall into the thought processes of the first two groups, with the added benefit that they already know the power of real estate.

Here is a quick nugget for you under this category. Mobile home park owners, they make awesome as private lenders, and he has converted quite a few of them into personal backers.
A: they understand the power of RE
    B: they understand cashflow
C: they many times have used owner financing/ creative financing, so private lending is not far out of their wheelhouse.

I am so excited about the next video I’ll record for you. In it, I will describe the 2 questions that you absolutely must ask your seller after you’ve closed your deal. (Hint: 90% do not ask these questions and end up leaving millions on the table.)

Also, we are getting closer by the day to our big announcement, so stay tuned. You will not regret it!!

Be sure you opt in to www.disruptors.com/privatemoney if you want to hear more about this or get to know my mentor.

  • Private Money vs Hard Money Lenders

We’ve all heard the saying, “give a man a fish, feed him for a day. Teach a man to fish, feed him for his life.”
Well in my book, neither of them, by themselves is a perfect solution. If you give a man a fish, we all know why that is just a temporary solution. However, if you only teach that man to fish, and you don’t feed him now, he may starve before he actually gets to benefit from his education.

The same thing applies to private money.

There are 2 types of private money.

    1) Personal Private Money: This is someone that you actually created as a backer. This is someone who you trained, who you built a relationship with, who basically only deals with you.
Now, this is the ideal private lender, because he is doing these deals based not so much by criteria, but by you. We’ll call him your “fish for life.”

The issue with this kind of lender is, there are no shortcuts. You have to put time in. You have to overcome objections. You have to get past the why’s and the what ifs. Bottom line is, this could take weeks, months, or even years, in the meantime, unless you have another source, you are losing deals.

    2) Public Private Lender: This is a professional private lender. (Still trainable in many cases) this is someone who most likely lends to multiple borrowers, sometimes through a broker, sometimes individually. This private lender has been through the why’s and what ifs. He is already seasoned and in many cases is hungrier to do deals than you are. You won’t have to overcome his/her objection or “why” to real estate. You will have to get past the “why” real estate with you.

It is definitely feasible to have them funding you within your first 30 days of contact. We call this guy/girl “fish for now.”

Be sure you opt in to www.disruptors.com/privatemoney if you want to hear more about this or get to know my mentor.
