It's amazing to see how fast a good reputation can be destroyed. Watching the speed at which Rosanne got fired, and had her career ended, for a ridiculous tweet (although she didn't exactly have a "good reputation" to start with), it puts into perspective how careful we need to be. In this episode, I tell you about a situation right now with a lender, where they screwed things up so bad, causing a nightmare for my buyer, and how this all reflects on me too. I give details. Guys, Realtors are the general contractor of the real estate transaction. When we recommend lenders, title peeps, home warranty companies, etc, those experiences reflect back on us too. We'll talk about a tip for protecting yourself when making recommendations, and what you ultimately MUST do when one of your recommended vendors provides a terrible experience for one of your clients.

Are your leads falling through the cracks? Are you wasting good real estate leads? Struggling to turn leads into clients? Getting leads is just the first step. You have to become a master at converting those leads into clients. To convert your leads, you really have to respond to them within 5 minutes, or they'll turn cold faster than you can say Zillow. But responding to your leads within 5 minutes, 100% of the time, is damn near impossible unless you have some great lead response systems in place. This week, I describe the lead response system that I personally use, and how you can do the same thing. It took quite a bit of trial and error before I figured it out, but ever since I "cracked the code" I've been converting more online leads than ever before. You'll learn the difference between automating and outsourcing, and which one works better than the other.

The question I get most, hands down, is "Should I post to my personal profile, or my Facebook Business Page?" I personally believe you should be doing BOTH, but they each function differently and should be used for different things. I also lay out a specific tactic you can use to grow your Facebook Page's "Likes" and followers, using Facebook's own platform. Plus we'll talk about why the # of Likes your Page has is pretty much irrelevant, except for ONE specific reason. Learn tactics to increase the organic reach your posts are getting, both on your profile, and your Page. You'll certainly learn something on this week's show!

I recently did something that I have never done before in my real estate career... I switched brokerages! If you've ever considered switching to a different real estate brokerage, you know it's not a decision to take lightly. There are MANY things to take into account and consider. Up until recently, I thought I was good with my old brokerage. But I realized... what if settling for "good" meant that I was missing out on "great?" It was then that I opened up to seeing what else was out there, and whether or not a different brokerage could offer me what I really wanted. On this episode I talk about the pros and cons of switching brokerages, and give you some ideas of things you need to be prepared for if you ever do decide to make a change.

Personally, I used to DESPISE LinkedIn. HATED it with a passion. But things change, as has my opinion of LinkedIn. I don't think serious real estate marketers can ignore LinkedIn anymore. In this episode, I explain why, and how LinkedIn is NOT the same platform as it was 6-12 months ago. If you're a content creator, you can't afford to sleep on LinkedIn anymore. Plus, I'll also tell you all about how much I love the National Association of Realtors' "new" logo. This shitstorm about the logo, and the cost to produce it, has been deemed LogoGate, and unless you've been living under a rock these last few days, you have surely heard about it. Then in this week's Massive Q & A, I answer a timely question from Rory Pitts in Puyallup, WA who asks "How would I change my social media strategy if FB just disappeared tomorrow?" Great question!
