Today, we're going to talk about a case study of one of our students, Tim Daly.
Tim Daly is a born and bred Sydneysider and community leader with a huge social circle. Videographer and web creator. Background in IT. Father to one. Grandfather to two. He has had an interest in property since he was a kid with a mother who was an avid property investor.
Tim recently sold his Alexandria property that he had been holding for 21 years. He is going to share with us the strategies that helped him develop the property to be a successful hit producing him an income of $100K. Tim's case really demonstrates how flexible renovating is and how much you can tailor it to the way you operate.

5 Things I Would Do Differently If I Had My Time Over Again and 5 That I Have Nailed
Now, most of us fall into renovating often by accident and most of us make some common mistakes until we figure out what's what. And having been doing this for over 30 years I've made pretty much every mistake there is to make.
And so the intention of this episode is really to shorten the curve for you so that you don't go down the same road that most people do. So you become successful much earlier and so that's what it's all about.

Renovators often face having their strata apartment renovation plans get rejected. This can be frustrating because as a renovator, you want to get that apartment ready to be sold. Delays and setbacks only mean that your investment isn’t making you any money. But what can you do when you don’t understand why your plans are not getting approved?
In this episode, I have Amanda Farmer as my special guest. She throws a whole lot of light regarding the legalities of renovating in strata buildings. If you’re like me, you would have already faced a ton of issues when dealing with the owner’s corporation, especially when they themselves don’t have any idea of what’s required in terms of approvals.
She also talks about where the responsibilities and liabilities lie, and the costs, requirements, and timeframe for getting your bylaw drafted.
Renovating a strata apartment isn’t impossible. All it takes is to know which approvals you need to get. If you know what you need to do then everything should be a breeze!
What we discussed in this episode:
Amanda Farmer is the owner of Lawyers Chambers, a strata-focused legal practice in Sydney. She is a Fellow and Council Member of the Australian College of Strata Lawyers and the founder of Women in Strata. An increasingly in-demand speaker, she is the host of the Your Strata Property podcast, the world’s only podcast dedicated to exploring and explaining the legal complexities of strata-titled properties.

Georgiana has been the person that I've turned to when life got tough and so I think it's very appropriate that we have her here today sharing her wisdom with my community. So I hope you enjoy it.

Cyber crime involving property sales has been emerging in recent years. The widespread use of emails and the Internet to communicate and send information has opened the doors for hackers to steal your private information or change them to divert money deposits to their accounts.
In today’s episode, Svetlana Thorpe joins me as we go over tips and strategies that property buyers or sellers can implement to avoid being a victim of a cyber crime. We will also talk about the checks that need to be done when getting clearance certificates prior to settlement.

Baby Boomers are now leaving their big, family homes in favour of new, cheaper houses or apartments. You have the opportunity to take advantage of this market. But before you can do that, you’ll need to understand first what more seasoned Australians want when they are downsizing.
In today’s episode, I am going to share some insights from a research on downsizing and my own experiences as well. We will look into what downsizers look for in terms of proximity and location, type and size of the property, and the furnishings. Also, I’m going to unveil two opportunities that downsizers can benefit from.
