Welcome to episode 29 of LSCRE! We are joined by Shelon "Hutch" Hutchinson, co-founder of H Squared Capital and an active-duty Marine with over 20 years of service. Hutch uses his military background to raise capital for multifamily real estate investments.
He targets veteran investors, particularly retired veterans who are accredited and own small businesses, and focuses on educating veterans about passive income to bridge the gap during their transition from active duty. Hutch evaluates real estate deals based on the sponsor's character and track record, preferring B-class properties and distressed assets.
Tune in to hear how Hutch is helping veterans build generational wealth through real estate investing!

Preserve at Copperleaf formerly known as Cortland Copperleaf, a 240-unit apartment complex in Houston, is now part of our portfolio! This acquisition was unique as we bought it through a private Real Estate Investment Trust (REIT). It took some legal expertise and a month-long negotiation, but we're thrilled with the outcome. We closed the deal smoothly and left a positive impression on the seller, leading to more opportunities down the road.
This deal showcases our ability to navigate complexities and create value for our investors.

In this episode, I'm excited to announce that I'll be taking on the role of COO at LSCRE. This position is crucial for driving operations and ensuring our firm's growth and success.
Craig and I discuss the current market challenges, the need to adapt, and the benefits of reinvesting in the company. We emphasize that everyone at the firm must take on more responsibility as we grow.
We also cover the recent changes to the debt structure of our Grand Riviera deal. We transitioned from a bridge loan to a fixed-rate structure with a preferred equity component, reducing our cost of debt. Introducing this more complex structure to investors posed some challenges, but maintaining trust and open communication is always key.
We highlight the positive response we have received from both existing and new investors, as well as the interest generated from our podcast!

With recent rate volatility, we’ve pivoted to a creative financing strategy to keep things flexible and cost-effective. Instead of a bridge loan, we’re now combining a lower leverage senior loan with a preferred equity tranche. This means we get the same amount of debt but with a more attractive, fixed interest rate.
This new debt structure is less risky with the 5-year term and also improves the numbers through a lower all-in interest rate while retaining flexibility to sell or refi in 24-36 months.
