In this episode of The Real Build, I wanted to cover a topic that has been on my mind lately. More contractors need to be open and honest with their clients. We are in a different world, and things are not what they used to be in construction. Now more than ever, we need to communicate and be transparent with our clients. Some topics I cover in this episode are:
Be open, honest, and transparent about what is happening
Examples
-Appliance delays
-Price Increases
-Timing
- Lack of labor - Hurricane Ian created a lack of labor because our subs lost employees
Price increases will happen; let them know before starting the build
Shop pricing and show that you are working for the client.
Show them you are trying to negotiate the best pricing for them.
Be honest about your timelines and what you can and can’t get done
Communicate communicate communicate

In this episode of The Real Build, I sat down with Rob Mongillo, the owner of JMDG Architecture and design in Naples, Florida. I have known Rob for the last five years because most of the homes you see that we build were designed by Rob and his team. I partnered with Rob five years ago for a variety of reasons. His creativity, experience, communication, and attention to detail to name a few. Rob and his team are bringing some of the best designs to southwest Florida. They don't follow trends; they create new ones. Rob and his team are always thinking outside the box. They also have excellent communication with their clients to make sure the client's wants and needs are accounted for in every design they do.
In this episode, you will hear exactly what you need to look for when hiring your next architect. We also discuss design and what elements you should look for in your next set of architectural plans.
With the building and real estate markets starting to change and demand shrinking by the day, where will the opportunity be? I recently had a discussion with some friends that are in real estate and construction and wanted to discuss some of the points we all made. We talked about:

In this episode of The Real Build, I wanted to do an update on the current construction and Real Estate Markets. It has been a while since my last update, and many things have changed. Construction prices are still up, and building materials are still hard to get. Real estate still has low inventory. But the market is definitely changing. I dive into what is happening and my opinion on what to expect in this week's episode.

In this episode of The Real Build, I sat down with Ryan Poole, owner of RealTrade, out of West Palm Beach, Florida. Ryan is on a mission to change how buyers and sellers search for real estate online and is embracing the real estate community through better communication.
Ryan became a real estate agent 23 years ago because he loved to help people—but things have changed. Large technology platforms have been taking over the industry, intending to automate everything in sight with data and algorithms.
These same platforms tell consumers that they can sit back and let machines do all the work. But buying and selling a home is one of the most important decisions you can make in your life. We need people at the heart of this process.
That's why Ryan started RealTrade - to give us a place to easily and freely do business. By making real estate social, we can innovate for the 21st century without losing sight of what's important. Less algorithms, more humans.

In this episode of The Real Build, I wanted to talk about the importance of knowing your product from the ground up. Understanding how a home is built and knowing your product will help you sell more and gain your clients' respect.
I have worked in sales for a long time, and one thing that I have always made an effort to do is to learn as much as I can about the products I'm selling. Knowledge is critical, and the more knowledge you have the more success you will have. In construction, I have learned over the years about materials and how a house is built from the ground up. This has also helped me in my real estate career because I can answer questions about construction that most realtors can't.

In this episode of The Real Build, I sat down with Alexis Soof of Soof Construction and Design. I have known Alexis for a couple of years through an entrepreneur group called the Arete Syndicate. I was excited to have Alexis on and talk about all the amazing things she is doing in the interior design space. Being in the building industry, you know a great interior designer when you see one, and Alexis is by far one of the best. She puts her heart into every client project, big or small, and over-delivers. She sets a standard for excellence in every project.
Alexis and I covered quite a few topics like bringing a designer in early on when building a home, Qualifying an interior designer, Standards designers should have, What to look for when hiring an interior designer, and so much more. If you are thinking about building a new home or looking to redo your current home, you are going to want to listen to this.

In this episode of The Real Build, I sat down with Maria Khokhlova, the Co-Founder and Chief Product Officer at TraceAir, a site work intelligence software and user-friendly technology that helps construction companies build advanced automation using drone flights, 3D mapping, analytics, and data processing services to accelerate site work and provide transparency to owners.
Maria and I discussed her technology and how it improves the construction industry. The construction industry is one of the slowest growing industries regarding new technology. Many years have gone by and contractors still use old processes and materials. But the future is bright for the industry as new technology like Maria's is advancing the industry in many ways.
