  • Summer 2019 Tip #6: "Build Your Business Around a Niche"
My suggestion is that you look at building a NICHE as a “side hustle”. Treat it like a completely separate business in the beginning. Invest in it. Build a goal around it financially that does not address an immediate financial need. For example, " I am going to pay off my mortgage in 7 years instead of 15 with the commissions I make off of this building. I am willing to be patient and do it the right way knowing that if I stay at it, I will be successful”. Building a NICHE has a tremendous ROI potential is difficult only because it does take patience and consistent effort. Again, your NICHE can be all kinds of things: A specific building/neighborhood. A specific talent/expertise. A specific product type in specific price point. A specific demographic.Identify your “super power”, invest in it, water it, be patient, become an expert, be consistent and repeat.

  • Summer 2019 Tip #5: "Start and End Your Day with Gratitude"
Gratitude is a high impact, low cost, easy to implement process that will be a game changer for anyone especially those feeling stuck but it has to be done consistently, like everything else, if you want to see the impact from it.Remember you are what you think about. Your current situation is just a manifestation of what you were thinking in the past. Don’t beat yourself up for it. It is what it is but understand that awareness of how your current situation is a great place to start. Some will look at this as a tad woo-woo, I look at it is a non-negotiable part of my strategy to be the best version of me.

  • Summer 2019 Tip #4: "Managing Your Business Based on Profit/Value per Hour
What is value/profit per hour? This is a concept that I have been preaching for the last couple of years. It helps answers a lot of questions for agents at all production levels. So, Value/profit per Hour = Your Gross Commission Earned over a period of time / hours worked = Your Value/Profit Per hour. The average agent who has a mature business works at least 2600 hours per year. The average salaried employee works about 2200 hours.Where I have to really push this concept is when an agent starts verbalizing that they just don’t have enough time to live their life. So, I will have that agent take an inventory on all of the things that they are doing that can be outsourced for less than that agent’s value/profit per hour.

  • Summer 2019 Success Tip #3: Keep it Simple and Stay Focused
Good morning team. I’m going to take a little pressure off of you this morning by reminding you that building a real estate brokerage business is not that complex. I’m going to cut through all of the noise today and give you 7 things, that if you do consistently over days, weeks, months and years, you will have a successful career.Too many agents think that you have to grind, be complex, try the new thing, etc to be successful. Not true. I’m more impressed by those agents that boil it down, commit and are consistent than those trying to hit home runs different ways.Simple and non sexy works.

  • Summer 2019 Tip #2: Use Success Modeling to Increase Your Performance
“Success Modeling” is a little bit different than the over reaching “Self Development” term. Success Modeling is defined as modeling someone who has already done what it is you want to do. I use “Success Modeling” specifically to impact a certain area of my life or business that I feel needs my attention at that time. I’ve used success modeling to improve my time management, learn how to meditate, improve my diet, design my business from top to bottom and develop programs that I’ve taught. I know that if there is something that I want to create, a goal I want to achieve, a place I want to travel, a dinner I want to cook, someone has already done it and has done it at a really high level. The key to success modeling is not re-inventing the wheel. Once you know what it is that you want to create, the magic comes when you research what it is that you want to create, try, fail, keep at it until you succeed and learn from your experiences. It is at that time you add it to your “tool box” of experience .

  • Summer 2019 Tip #1: Play Your Day on Offense not Defense
This week, Summer 2019 TIP #1 is “Play Your Day on Offense not Defense”. What do I mean by that? I’ll have you answer that question this way. Are you staying ahead of your correspondence with your clients or are they getting to you before you can return an email, text or call? You are playing on offense if you are ahead of the correspondence. You are playing on defense if you are behind.

  • #MMPT: "Your Pre-Summer 2019 Tune UP"
We’ve all go to remember that we’re just wrapping up the first phase of the year. Some of the best years I had were because of the transactions I knocked out during the summer and fall. I’ve also seen agents who started out strong take the foot off the accelerator during these months and end with a thud. With all of that being said, it’s time to take a full look at your life and business. What is working? What’s not working? Some of you are tired and burnt out. You’ve got a holiday weekend coming up to really take some time to reflect, course correct and be ready to execute.

  • "Is Your Mess Your Marketing Message?"
Team, I do not have the full answer here. I just know that a few social platforms allow you to “be yourself”. The one that comes to mind is Instagram stories. I just want you you to be aware of this trend and watch and follow those that you “would hire”. I think the real estate industry is behind other market segments in terms of personal branding . There is still too much focus put on “perfection”. Marketing and branding takes some thought and planning and you have to walk a really fine line between being professional and authentic. You cannot go too far with it either way.

  • My 3 Part Self Development Plan
eam, I want to take the month of May to get the group to start thinking about our next “season of the year”. Now listen, right now, you are in the thick of transacting. Meaning, it is our industry term, of assisting your clients get from their current situation into their new home. You should be all in getting your clients across the finish line. Now, based on how past years have rolled out, this will be your primary focus through May and into June. As we enter the summer months, you’ll still be busy on this front but the top end of your pipeline will most likely start to slow down. This market started late this year so this could all change. As we move through the month of May, I want you to start taking stock on where you are at in your business right now. Where did you think you were going to be at this point when 2019 started. I’m not necessarily taking production/income but are you executing your 2019 plan that you created last fall.Where are you with your productive habits, rituals, routines, boundaries, rules?Do you make time for prospecting? Are you capitalizing on opportunities with your current deal flow? Are you making time to stay focused on your past clients and relationships within your database? How is your mindset? As you answer these questions, be thinking about areas of your business that need your time, effort and focus.
