In this episode of The Real Build, I wanted to discuss the closing process and how we go about the final touches in the homes we build. This has been heavy on my mind because we currently have two houses we are closing on. It is a lot of leg work to get everything finalized.
Painters, Trim Carpenters, Cabinets, appliances, tile, countertops, electricians, low voltage, and more! People are running around in all directions.
So what do we do to deliver the best product we possibly can to our clients and this should go for all builders.
Punch outs -
-Establish a date that works for everybody - Don’t rush - Customers, you have to understand if you rush the builder, things will get missed. Give your builder time.
- Walk the house and make a list - Write down all tasks that need to get done before the closing date. This is a must for the builder
Customers, it would be best if you did it too. Walkthrough with the builder and compare notes - yes, this takes more time, but time and communication matter in a custom home. Once the builder has the house clean, walk around, make your list, and compare it with the builder.
The Blue Tape, We should buy stock in rolls of it. - What am I talking about? This process is a crucial process to the closing of our homes. We go around room by room and look at every detail in the home. If there is any imperfection, we mark it.
When we punch out, we want perfection. Trim, walls, tile, cabinets, counters, caulking, closets, ceilings, outside, pavers, everything gets looked at. Even the tiniest details are marked.
Get all inspections finalized a week before the closing. You need inspections done to close. And get a C/O. So get them done early to have plenty of time to focus on the punchouts.
Clean - The home should be cleaned a couple of times, once before punch out and another before the final walkthrough
Double-check the list
The final walkthrough with the clients and make sure all items have been finalized.

In this episode of The Real Build, I talk about the state of the home building industry and where I think it will go. I talked about how we continue to face material increases, supply chain disruptions, and labor shortages. As these things may not completely disappear in 2022, there is optimism that things may ease.
We continue to face a lack of labor force nationally in construction. It has been hard for us to find employees along with our subcontractors.
Home prices continue to rise with rent forcing workers to find more affordable housing. But higher inflation may push people back into the labor market. It also costs our subcontractors and us more money to keep our current employees.
Material prices continue to stay elevated, and I think we continue to see fluctuation. Experts are predicting prices to decrease in the second half of the year. In 2021 we saw almost a 14.5% increase in material cost.
There are shortages and long lead times around 18 to 24 weeks for many types of building products like appliances, cabinets, flooring, tubs, light fixtures, electrical, windows, slab doors, garage doors, I-joists, HVAC compressors, adhesives, paint, drywall, and PVC.
To help with supply problems, home builders are limiting plan offerings and customer selections. They’re requesting that Many customers make selections upfront and pick backup choices.
Builders began 2022 with large backlogs and runaway cost increases. To cover those costs and slow sales to reduce their backlogs, builders aggressively increased sales prices.
Is a crash coming?
I hear this a lot. People are saying they will wait for a market correction or crash. 2008 rocked the real estate market - But lending is much stricter now. Demand will remain strong. I don’t think we will slow down anytime soon.
My main concern, like every builder, is solving the supply chain issues and controlling inflation.

In this episode of The Real Build, I sat down with Royal Mortier, owner of PLIRIS. Royal and I talked about the importance of engineering in the build process. We also discussed the architectural process and how Royal is changing how architecture is done and making it more efficient. He also has made it way more cost-effective for clients.
Royal Mortier is a Structural Engineer, Developer, and the President/Founder of PLIRIS (plí-wris)(Greek for “Complete”).
PLIRIS provides services to volume and custom home builders currently across six (6) states and will be adding fourteen (14) more states in the coming months. PLIRIS also works with house plan websites to provide “Complete,” permittable plans to individual clients at a national level, and has their own plan website, plirisplans.com, to promote smaller home designers. PLIRIS issues plans for over
100 homes a month.
Royal is a home builder turned engineer, starting in the construction trades at 15 before leaving the trades in his mid-20’s to pursue college. A graduate of Oregon State University, he worked for the Corp of Engineers and a couple large construction companies before joining Mortier Engineering in 2014.
During his time at Mortier Engineering, Royal found his passion for homes and saw home builders and customers of house plan companies were greatly underserved by the engineering industry.
He came up with the idea of PLIRIS to focus on these clients and provide life balance to engineers.

I've said this before real estate and building go hand in hand. As a broker and a builder, I've been blessed with the ability to help people more than just get the property and build them a home. Doing both real estate and construction has really helped me see what people want in these industries from dealing with both sides.
We get a lot of referrals from realtors. But I wouldn’t get those referrals without good working relationships with real estate agents. Realtors are a big piece of our building business.
But a good realtor will guide their clients in every aspect of the industry. Not just with the sale or with a lender, or title company.
So this is where realtor and builder relationships happen.
I've worked with a lot of realtors over the years who brought us customers. Some good and some bad. There is a big difference between the good and the bad and that’s what I’m going to touch on today.
So how things work down here is that when a realtor sells an empty lot they usually are asked to refer a builder. The client has gone through the sales process with this realtor so more than likely the trust has been built. When asking the realtor for their opinion the realtor should have knowledge of the local builders in the area because they are a representation of the client. They send them to a builder and the client has a horrible experience well who do you think that client is going to point to? So clients getting a lot to build work with a realtor that has knowledge of builders. I've done episodes on what to look for in a builder so we won’t go there. Let's keep the focus on the realtor builder connection.
Topics:
The realtor should give the client only a couple of referrals tops. Don’t give them a list of referrals and make them go to each one. Narrow down that list.
Most realtors are compensated for builder referrals so don’t just send people to the one giving bigger compensation -Nova example
Realtor compensation should not affect the builder's overall price - our price is our price
A realtor should attend the build meetings and act present but not get too involved in the conversation.
A realtor should help the client narrow down their decision and don’t make it based on cost. Make it based on the long term
Realtors should check in on the clients and on the project

In this episode of The Real Build, I sat down with Arnie Didier, the COO And Principal / Founder of Forest Business Network. With lumber costs fluctuating, I thought Arnie would be the perfect person to discuss what we should expect with the lumber market and the future of building homes.
The Forest Business Network is focused on the Forest Products Industry and Mass timber construction industry. They own and produce the International Mass Timber Conference, the International Mass Timber report, and produce a weekly newsletter reaching over 10,000 subscribers around the world. They love to Network and connect people in the Forest and Construction Industry. Everything starts in the Forest, and we need to think about the Sustainability and effects of every decision. Everything we do is about keeping this momentum going forward.
Arnie and I discussed topics like Where are lumber costs going? Average cost added to a home with increased lumber pricing? Politics and wood? Taxation and political oversight effects on lumber? 85% of engineered wood comes from Canada but yet tariffs on lumber causing issues? Will we continue to see supply issues and shortages? Innovative technology coming to the lumber industry?

In this episode of The Real Build, I sat down with Keith Callaway Jr., Owner of K&L Industries. Keith and I discussed some important topics within the construction industry. These topics were hiring, dealing with employees, communication, and family business.
Growing up, Keith didn't live a bad life. He had a great family that helped provide for him. He got married young but, after years of drifting apart, eventually got divorced. From there, he started going down a darker path. This led to an encounter with meth. Which then led him down a path of daily use. He had no money, and his addiction took control over his life. He fast-tracked his life to nothing.
But Keith eventually changed his life for the better. After many years of addiction, he is now sober.
This brings us to today. The company he co-founded K&L Industries with his Father is one of the busiest pavers in the Northwest. Keith is passionate about paving. He is even more passionate about giving people a chance to be better each day. That's why being a second chance employer makes his business BETTER. When you choose K & L, you're choosing a seasoned paving contractor who carefully ensures your asphalt lasts for years.

In this episode of The Real Build, I answer a question from a show listener named Bashir. Bashir is an architect and builder from Nigeria. Bashir asked, "I have been trying to go into Luxury real estate In Nigeria for some time, but no headway. what am I not doing right?"
I have been asked a similar question of how I combine both real estate and construction. This episode covers how I built my real estate business while working full-time in construction and utilized my construction background to sell more luxury real estate.
Construction and real estate go hand in hand. If you build a home, you are building it on a piece of real estate. That finished home becomes a piece of real estate. Why wouldn't you want to add a real estate license to your resume as a builder? This opens up many new doors for you, and I explain how.

In this episode of The Real Build, I wanted to discuss a recent custom home project that we did not get. As entrepreneurs, we want to take on every opportunity. It is in our competitive nature. Especially a three million dollar project! I recently had this opportunity slip away. Now you may be thinking that sucks, but hear me out on this one. Sometimes these losses are for the best. In this episode, I explain what I did wrong and why it was a good thing that this deal slipped away.
We are not meant to work with everybody. This goes for both the contractor and the client.
